If you were going to stay in Orlando for 30+ days in June & early July of next year, where would you start looking? It needs to be close to WDW, pool, 2 or 3 bedrooms needed

I'm hoping between 500-700 a week, but that's just based on what I've read here on the dis. Would that budget per week put us in a "nice" vacation home, not a yucky one?

You could probably rent a 3BR townhouse at Windsor Hills for that. A few random thoughts, though:

For that length of time, I would probably go for more space, but further out from WDW. I wouldn't want to feel "cramped" for a month. Also, since you'll be there for several weeks, a 15-minute commuting time isn't so horrible--you're not trying to cram everything in. Plus, you'll likely want to go to a lot of places besides WDW.

Checking vrbo.com or other rental sites will give you an idea of what you can get in your price range. You have some time to search, so getting educated on your choices is a good thing to be doing now.

If you find a place that's perfect, don't be afraid to book it early. We're going this July, and booked our rental house a year out. We knew when we were going and where we wanted to stay, so we wanted to be sure to get it. I would say, though, that if you have any concerns about renting, or if the owners are legit, etc., you might want to wait a bit. I know people have reported about owners losing their rental house in foreclosure, etc. It's rare, but it does happen.

Good luck in your search. We happen to love Windsor Hills, but there are several other great communities in the area that might be cheaper.

Thank you. I just checked out Dave's windsor hills website, those look nice. For the majority of the trip it's just going to be, my daughter and I, although DH will be there for a week or so. Possibly having guests from home (which is why we'd need the extra bedroom) for a few days. Is it safe to rent from Windsor Hills a year in advance, would I risk a foreclosure issue? (I'm so glad you mentioned that because I would have never considered that)

This year we were in WH for 6 weeks which I had booked over a year before. I have already booked 8 weeks in 2012 and arranged that with the owner, the second week of my holiday. Because I book directly with the owner, he sets the price and then instructs the management company to complete the paperwork. I am not really worried about foreclosure or the villa selling, as the management company has a written policy that they will find you alternate accomodations in the case of an emergency. However, as I am one of the owners regular renters, the management company have indicated to me that I now receive priority treatment, as the owner prefers renting to "known renters" and long term rentals end up saving him money in the long run. I also treat and clean the home as if it was my own and we both save on cleaning costs. If you are thinking about renting 4 weeks during the winter, I would look into it soon. My husband and I were surprised at how many people we met at WH that now rent long term. :goodvibes

I'd love to find a one on one to rent from like that. I have a client whose year round home is in Tampa and a summer/retirement home here in NC, perhaps they know someone who might consider that. I'll look into it.

Believe it or not our 6 weeks will be during the Summer:thumbsup2, I know it will be hotter than hades and more expensive, but my daughter has expressed a "dream" of spending her Summer vacation at Disney, so it won't be her whole summer vacation (grandparents would kill me if I kept her away that long, lol) but 6 weeks will be close enough for her.

We stayed for almost a month in a rental home in Davenport............wanted to be central for all the activities and sites we were seeing and didnt find it far from Disney, but we did get a rental car to tour around in. We to rented privately from the owner.
