Hey Everyone - thanks for all your help. Have not made an offer on a contract yet - but based on how often we go and how much we LOVE Disney - we have decided to buy DVC....

1) If we normally go in OCT for F&W - are we best off waiting for an OCT UY to pop up? Pros/Cons? :woohoo:

2)If we want to buy small contracts and link them to be able to take advantage of the 11 month Booking window at more than one resort - they need to be the same UY right? say (50, 50, 25, 25) In order for points to be combined? popcorn::

3) I know about ROFR - any other little things I should think about - watch out for? If Disney ROFR's you do you lose your deposit on a resale contract?

use year has little affect it is simple means your points are valid from october 1st to september 31.. You can bank and borrow and that is where you may have some problems. If you bank your october 2006 points they can only be used for stays starting October 1 2007 as well as if you want to borrow your 2008 points you will only be able to do this for stays starting October 1 2007. In your case you would want any use year October or before (Jan - Oct) I now some months were never avialble as a UY??

You will get your deposit back if the contrcat is ROFR as Disney will buy it at that price.

If you have all of your contracts the same UY it will be easier to mange. Different UY mean different banking windows and you will have different contract numbers so you will need to use X amount of points from one contract and... to make a reservation if your first contract does not have enough points this can be a hassle but is done by quite a few people here.....

The only issue with Use Year is with cancelling a ressie which is at the end of your use year. So, If you're planning on going on vacation in Aug and Sept, you probably don't want an Oct UY.

You can only book at the 11-month window using the points you own at that resort. You can't combine or use points from other resorts.

You may combine points at the 7-month window and make a reservation at any DVC resort. You cannot combine points at the 11-month window. At 11-months you can only use 'home resort' points to make a reservation at your home resort.

They must not only be the same use year month, but they must also be under the same membership number.
 

1) If most of your travel is in the fall and winter, then YES an Oct Use Year may be a good choice but not because it has anything to do with when you can make reservations. The main benefit is if you decide to cancel or change plans, those points go back to their use year, which for an OCT use year month means you would still have your entire year to use/bankyour points if you cancelled a reservation. Contrast this with a Dec Use Year. If you cancelled an Oct reservation in Sept, you could only book 25% of your points due to how far into your use year you already are in Sept. You'd only have thru Nov 30 to use the rest of them.

2) Nope. Only have 11 month priority with the points you own at the resort you are booking. If you could do what you are preposing, there would be very little actual booking priority for anyone.

3) Buying resale, make sure you are paying the going rate. Get it out of your mind to find or negotiate a deal. It doesn't matter if the seller accepts. The only price acceptance that matters is Disney's ROFR.

By that I mean the first contract is numbered abcdef.000 and the second is then abcdef.001 and the third is abcdef,002 and etc. They must be the same use year to get them registered like that. If you don't make a special request, they probably will end up as totally separate contracts.

If they are not registered under the same membership as described above, they are totally separate contracts. In that case, even at 7 months, you can only reserve whole nights out of a single contract. If a night costs 10 points, you couldn't use 8 from one contract and 2 from another. You would have to formally transfer points between the two to reserve the night. That uses up your "1 transfer per use year" for two contracts.

If they are registered as .000 / .001 /.002 etc., for reservation purposes, it is as though the points are all in the same contract at 7 months. The contracts are still separate if you want to sell them separately, though. Also, banking percentages are figured by the total for all the contracts, (rather than by each individual contract if they are registered separately). That can be an advantage, too.
