Beach club question

So I'm interested in renting a 1Br at BCV for early Feb 2022, and I was wondering how fast do these go. Should I go ahead and try to book now or wait until the 7 mo window opens so I can try to rent from a dvc owner vs a rental company. Any advice?
 
BCV is one of the hardest to get at 7 months, small resort and very popular. Normally in February though it wouldn't be too hard, except maybe for a studio. But given the current climate I would go ahead and pay the premium and try to guarantee a room now. Looks like the 3rd and 4th weeks are all booked solid already, anyway.
 

I'd pay the premium. Another factor is we can only go on past experiences for availability, and never in the past has there been an excess of points pushed into the future like there is now. That alone will(should) decrease availability some.
 
Looks like my week is available but no telling how many are available. This is very helpful tool

Keep in mind we're still 8 months out from Feb. If you checked exactly 7 months out, there would not be a full week available for a 1BR at BCV.

I don't understand. A DVC owner could rent to you at 11 months out. They would not have to wait until 7 months out.

Whether you rent from an agency (who acts as middle man and finds you an owner) or from an individual owner, the person must have a Beach Club contract in order to make a Beach Club reservation between 7 and 11 months out.

Whether you rent from an agency or from an individual owner, it can be someone who has a contract at any resort to make a Beach Club reservation at less than 7 months out.

Or maybe you know all this and I just didn't read your post correctly.

I THINK what the OP was referring to is that a broker charges a premium for points outside of 7 months, so to book BCV more than 7 months out they would have to pay a premium (I think about 2$ per point or so), where as if they get it inside of 7 months, they would not pay that premium
