BCV Dues up to $4.18/point

Hi all,

I got a pamphlet today from DVC Management, and it "estimates" that annual dues per point at BCV will be $4.1786.

As a new DVC member, I do not know how often dues have gone up, and if the $.20 jump is what to expect every year.

Any thoughts on this?

I have not been online very much to check if this has been discussed already, so I apologize if this is redundant.

2004 Dues for the DVC resorts are as follows..........from DVC mailings and postings.

OKW-$3.68
SSR -$3.80
HHI-$3.86
BCV-$4.17
VWL-$4.22
BWV-$4.25

The last two years dues have gone up more than in the past because DVC' s insurance costs (health and property) have gone up significantly and the amount of money generated by DVC investments has gone down. Hopefully, things will begin to stabilize again. You may also find your actual BWV dues bill will be a few cents per point higher than expected. It's been reported that at the BWV Member Meeting DVC said they had underestimated the property tax they needed to collect for 2002 so that will be added into the bill. In the past, they've collected too much property tax and deduct it from the actual bill. I'm not sure whether or not the same problem will apply at the other WDW DVC's but my guess is that it probably will.

Isn't it amazing that the resorts with the smaller room sizes and the newest buildings have the highest dues (not incl VB)?

That is because the dues are not based on room size they are based on operating expenses. The more amenities a resort has like: pool w/slide& life guards, valet parking, room service, etc., the higher their operating expenses so consequently the higher dues.

SSR seems pretty new to me. I guess not counting them too? So the point is......?

Good point HBC, I forgot about SSR. Maybe physical location has something to do with different real estate taxes which would also effect the dues?

My guess is that SSR dues are currently receiving a developer subsidy. I think that's been the case with all the DVC's until they are fully built out.

In the case of the BWV I just found out that some of the intertainment that is seen on the Boardwalk is paid for out of the BWV dues. It's considered a part of the BWV. The rest is paid out by the BW Inn and restaurants on the Boardwalk. Ohh well. I really didn't think the dues were going down this year as it has a couple of times in the past.

Interesting. Do you have a source for that information ?

I learned this from Vincent Valdes who is the manager of the Boardwalk Villas and Inn. All the entertainment on the Boardwalk is set up by the entertainment manager at the Boardwalk. Some how it is divided up between the DVC and property renters.The other stands that you see on the Boardwalk, hair wrap,face paintings ect are also controled by the Boardwalk Manager but are private contractors.
