If I went on a tour today, could I buy Beach Club Villas direct from Disney? I know resale would be cheaper, but wondering if I can buy from Disney. Are they only selling the newer locations direct? Thanks!

Yes, you could buy Beach Club Villas direct from Disney. Depending on what use year you want, they may have to put you on a waitlist for the points.

And you won't get any incentives either.

I highly recommend The Timeshare Store for a resale. Keep in mind the BCV contracts end in 2042.

When we bought DVC in June, our salesperson told us that Beach Club was 'sold out'. That was our first choice but when he said it was sold out we didn't pursue it. Maybe he was wrong?

It is sold out and Disney is not actively selling / promoting it.

However, Disney probably has some BCV points in its inventory for those who want to add on or even purchase a new contract. They get those points from exercising their ROFR (Right of First Refusal). Thus at any given time, They may not have available points in all use years. As Michael posted, most guides will put you on a "waitlist" if you really want to buy BCV points directly from Disney.

When we bought in to BLT in March, we asked for BCV as we really loved the resort. However the package they offered us was no deal at all. IMHO - Resale is the way to go.

$115/pt direct from Disney. $80/pt or less resale.

With that price difference - buy resale.

In Feb when we took the tour the guide said I could buy BCV direct from Disney for $118. He said they had points to sell but there would be no incentives like the free cruise offer etc. He did not mention the ability to buy BCV points until after realizing there was no way he was going to convince me AKL or BLT were for me.

You don't have to go on a tour to do it. Just pick up the phone and call. The Guide will try to steer you into something else. You can say, "I'm only interested in Beach Club Villas. Why don't you check and call me back."

i would wait and buy resale..if use year is not important it may not take long to find a contract. Think about how many more points you can buy for the price you would pay Disney...or how much money you could save.

No, he was selling what his supervisors and his commission structure encourage him to sell. They won't sell you "sold out" resorts usually unless you make it clear you won't buy anything else.

Disney must think that the resale prices for BCV is pretty good as well because for June and July 2010 19 out of 20 contracts that were ROFRd and filed with Orange county were BCV. http://www.disboards.com/showthread.php?t=2529191 That would give Disney a good profit since the difference in resale and what Disney will sell direct is about $25.

If I were you I go resale.

I asked my guide just three or four weeks ago, and she said they didn't have any BCV contracts available. She didn't say anything about a wait list or mention price per point with me. But she was really pushing BLT and OKW.

We offered on a BWV resale through TSS and we are on our twentieth day of ROFR but when it comes through we will have saved at least $2,500 by going the resale route.

Good luck with your decision. popcorn::

When we bought BLT in April, we told our guide up front that we were most interested in BCV or VWL. As PP's have stated, he steered us to the properties that DVC were actively selling; AKV and BLT. (He did not mention SSR) Once we learned the purchase price per point direct from Disney for a resale property (as PP stated, $115 with no incentives) buying BLT made much more sense. We paid $106 pp with the ability to bank '09 points despite being past the banking deadline, and the contract is valid until 2060. Plus we realized we'd prefer to be as close as possible to MK.

We just returned yesterday from 2 weeks (1 at OKW and 1 at BCV). We called our guide while we were there and we were able to add on 100 more BCV points. We are March use year and they had them readily available. I expected to be waitlisted, but our guide said that DVC is currently buying back a lot of BCV contracts and that the demand is still strong.

We bought our first contract for BCV through Disney about 3 years ago. At that time they were around 90.00 a point resell and were pretty stripped down. We bought at 106.00 a point which is substantially more per point, but we got last years points plus the current year points. When I put in what I considered the value for the points we got versus points that were "worthless" for a year or two I felt buying through Disney was a bargain. We almost got two-one week trips-in a two bedroom unit from those points. Now the price discrepancy is bigger and some of the contracts aren't stripped down so I don't know how I would approach it. Someone also said in this thread that a lot of the contracts are getting ROFR'ed so even though it looks cheap if they aren't selling them to you for that price then at what price can you really buy a non-stripped down BCV contract? I guess it just depends on when you need points by and whether getting ROFR'ed is worth it. On paper there seems to be some real bargains though! We never bought a resell so I am not completely sure of all the details, but dealing with Disney on buying our BCV contract and BLT contracts was very easy, simple and really quick.

We just bought our DVC at BCV through resale. We had done the tours and talked to Disney about DVC several times and knew we really wanted to buy a DVC, but we always knew BCV was for us. No matter which resort they were pushing at the time, none of them ever sucked us in the way BCV does. None of the incentives ever mattered. We are thrilled to be DVC owners at BCV and the resale process was fairly smooth as well. Waiting through the ROFR process is the hardest part! We went through the Timeshare Store and would highly recommend it.

I asked our guide via E-mail about two months ago, and she came back with prices for all the resorts. We asked about BCV, BWV, and one other "sold out" resort. Their willingness to share information apparently really depends on the guide.
