Balboa Confusion

We'll be in the Orange County area in a couple of weeks, and I'm trying to figure out the differences. If I remember correctly (it's been awhile), there were 2 different Balboa areas? One was mainly little shops, and another one had more of a midway feel - are they 2 totally different places?
 
Balboa Island has little shops. I don't know what the other place is that you are asking about. I am not sure what a
"midway feel" is. What exactly did it have?
 
Balboa is the island, which is actually closest to the main roads. The midway shops and ferris wheel are on the newport peninsula. You can take a ferry from the island to the peninsula, cost a $1 and takes 5 minutes
 

Yes, what longboard55 said. The confusion comes in that the ferris wheel/midway type area is called the "Balboa Fun Zone."
