Average Time to Sell Relatively Small Contract

I'm a huge worrier, so naturally I wonder what would happen if I buy DVC and then immediately my life falls apart and I'm living under bridge somewhere waiting to sell my contract. :crazy:

If I were to buy a 160 point contract, how long on average would it take to sell?

I realize there are a lot of factors, but I'm just trying to narrow it down. For all I know, most contracts sit out there for 5 years before selling!

As a recent purchaser of a 165 point contract, I think it depends on several factors, which resort, which use year, but probably most importantly, if the contract is stripped or loaded with points when put on the market.
 
Many contracts have gotten offers within a week of being listed with a resale broker. While resort, Use Year and available points are certainly a factor in attracting a buyer, asking price will also play a huge role.

A "motivated" seller could easily ask for an amount below market value, get an offer quickly and DVC would likely take the contract thru ROFR. Reportedly, DVC will also repurchase contracts (some have reported that DVC would buy back a BCV contract for around $55 per point). Using BCV as an example, if someone listed it at $60 per point, it would likely get an offer quickly and DVC would likely take it thru ROFR. For a seller who insists on a certain price, the time involved will probably be longer and if there is nothing attractive about the price buyers will then look at resort/Use Year/available points.

To answer your original question, selling a contract could take a few days for a motivated seller or could take months depending on the specifics of the contract offered. In the past, some large contracts (500 - 1000 points) have taken 6 months or more to sell.

I'd get the advice of a resale broker long before moving under the bridge though!
 
I sold a 150 point contract for OKW in about three weeks. Priced it around the going rate at that time.

Now, I sold at 50 point HH in an hour!

It really depends...I just bought BWV and it hadn't even listed yet. I just happen to be on the phone with Rich from TSS when someone wanted to sell the contract.
 
We sold 2 contracts this year. Both were listed in late November '06 with restrictions on closing before mid December. The first contract (just over 100 points) which was void of current year points but full thereafter sold in January and passed ROFR. The second contract (just over 200 points) took about a month longer and we had to lower the price three times. We eventually lowered the price to just below where ROFR was happening and Disney exercised ROFR.

We were counseled by our sales rep (Timeshare Store) that a price too low would not get purchased because the buyer would know that it would not pass ROFR and wouldn't want to waste their time.

After going through it and seeing how quick 50pt contracts sell (MANY sold while we were waiting to sell our 100+ point contract) I have decided that any future add ons will be done with multiple 50pt contracts (ie 150 point purchase will be 3 50 point contracts) encase we need to sell one or more in the future.

Did you list that HHI contract last week? If so, I missed bidding on it by an hour. Someone else was lucky enough to snag it! I'm still searching for a 50 point HHI contract if you know anyone out there wanting to sell. :)

No this was last October.

I am listing a 50 point SSR this week.:rotfl:

I "thought" I was just where I wanted to be point wise after the OKW and HH sale and then... VAK showed up. I purchased so some other things have to go!

As you already own DVC, why not buy direct? Once you add in closing costs and MFs for a resale, I'd say the cost difference is likely negligible, and it might actually be cheaper from Disney once you factor in those extra costs. Most times (but not always) you will get current year points as well, plus MFs are pro-rated. Plus, you'll have the points available immediately.

While it sounds like this HH deal was a nice one, many resale contracts are not as good a deal as that.
 
I called the TSS when I was thinking of selling my HH contract. At this point I can't even understand why I thought I would sell. They were really good no pressure. I did not sell thank goodness my husband stopped me. Anyway, they told me my 80 point contract would probably sell in a couple weeks. They also told me to list it for $8.00 more than I had paid for it!! I only bought it about 2 years ago. I was pretty amazed!:cool1:
 
Just an FYI. My 50 point SSR was listed on Saturday around 2. It's sold!
