They started listing higherprices and LOTS of stripped contracts a few months ago with notes on their website that "only full price offers would be accepted" and it seems that the other big brokers have slowly been raising asking prices to match theirs.

I have a contract in process with these guys. I offered less than the price on the website, and it was accepted. So I don't know what to tell you other than this is clearly not happening in all cases.

I went with them because I found their listings interface very easy to use and the costs were a bit lower than with other brokers I looked at.

My previous post you quoted was from August-last spring/summer they had a lot of contracts specifically listed on their website as "only full price offers would be accepted"-perhaps that is no longer the case

You can only work against the invisible hand of the market for so long. ;)

Honestly, it was a dumb policy, if they indeed had it. There's a reason why any realtor (in the housing market) won't really fight to get a higher price on a sale ... commission on a sure thing is far better than risking getting nothing because you wanted a few thousand more, and the increase in price only has a marginal impact on that commission ... it's not worth the work. Forcing your buyers to accept only full-price offers is just cutting off your own nose to spite your face.

They must have finally wised up. My offer was still on the above average side ($150pp at VGF), but still $10pp below asking. The broker said he had to twist the seller's arm. That could just be talk, or it might be true. But I think the price was fair for a 100 point contract, and I was actually surprised he took it at all. Now we'll see if Disney thought it was a little TOO fair. ;)
