DM needs to get her roof replaced. She lives in small sized 3 bedroom rowhouse and there is a skylight in the bathroom. She got one estimate and thinks that it may be too high. Does anyone have prices for what they paid to replace their roof? I'm just looking for a ballpark figure. I know that she won't pay exactly the same price. Thanks.

I am interest in roof prices to for a 3 bedroom home. I have to replace the roof.

Do homeowers insureance covers getting a replace.

So many things go into the price of a reroof, size, material, current underlayment and current roof condition, location in the country, types of materials used. I think any priced given here would me little to you specifically, just my thought. Best, I think, is to get a number of quotes, three or so, and hopefully from people you know who have used and are satisfied, all quoting on the same specs.

And homeowners insurance does not cover replacement from age, only damage from storm or the like.

(Just edited to correct about a half dozen misspellings I had, I must have been asleep, LOL)

PS: Hope the roof gets taken care of and at not oo much a cost, but don't skimp.

Thanks for answering the question about the homeoweners insureance about the roof.

I got my first quote it was 750.00 dollars.

I going get 4 more quotes see which going with.

will be willing to bet that 750 was labor only. around here the going rate labor and materials is up to 125 per square, thats for fibergLass /asphalt shingles over tar paper, no wood replaced, a "square is 100 sq ft of roof area, and does not include valley or hips, those are added digfferently, also make sure they are pricing tear off and disposal, as a lot of insurances will deny coverage on a nail over, where they just put new roof over the old. hope this helps.

I had the entire roof replaced on half of the house three years ago, we are talking EVERYTHING, rafters and all. The grand total was $9,600 but we only paid $500 because the homeowners paid the rest. In our case the roof was bowing in for many reasons, longggggggg single rafters ( every other one is doubled up now ) and the weight of the ice and snow over the years. If the rafters had been doubled up every other one from the beginning, this would have never happened.
But as Dan said, the cost is based on many factors. My advice is get several estimates and also check the references of the contractors you are interested in.

Thanks everyone for your quick replies. She got one quote for almost $6000, so I'll tell her to get a few more. Thanks again.
