AVAILABILITY AT PVB IN DECEMBER

My guess, December is family trip time, can't put much family in a studio.
 
There have basically been NO Studios available in December for PVB for quite some time until this morning.
 

Polynesian is not sold out. So once in awhile, as sales build, points that have been sold will be put into our inventory, ie. declared. Which causes a vast amount of sudden availability.

I might be wrong but I thought that prior to selling, units had to be declared and added the association. That action makes the units available for anyone to rent. Units not yet added to the association are available for Disney to rent for cash.

At the last reported sales by DVC News site, in April of this year the Poly was 33% sold.

The Polynesian has now sold 33.3% of its 4,032,720 total points. Given the recent surge in sales, its difficult to predict when the resort may sell out. Based on its average monthly sales since January 2015, in would take about 30 months, or until October 2018, before the resort is sold out. However, in the unlikely event that sales continued at April’s inflated rate, it would take less than 16 months, or until August 2017, before the resort would be sold out.

Bill is basically right.

When a DVC resort is built, all units don't belong to the condo association from the start. They are declared into the condo association in waves. This is why Disney has had so many Poly studios available via CRO to date -- technically, they own them, and they are not a part of DVC yet.
 
As of noon today, no new declaration has been recorded and filed for the Polynesian Villas & Bungalows since January 25, 2016.

To date, 16 of the 20 bungalows and 218 of the 360 studios have been declared, which accounts for 62.88% of the resort's total points having been declared for the DVC.

Although I don't have confirmation of the following, I believe DVD anticipates when it will make its next declaration and makes vacation homes from that declaration available for booking by DVC members beginning with the date of the future declaration. For example, if DVD knows it will add the remaining undeclared villas to the DVC inventory on November 30, 2016, it can add the new capacity right now to the DVC capacity, as long as the stay commence no sooner than November 30, 2016.

There are other factors coming into play that could result in a seeming increase in PVB availability. The most obvious is that DVD was holding back inventory that has been declared-but unsold for it to use for cash reservations. If it decided it didn't want or need that inventory to be held back, DVD could have made it available for DVC members to use.

I'm SOOO tempted to cancel my December 26-January 1 SSR THVs and book two studios but December 31 is sold out.
I would need to waitlist at least one night (if the second didn't come through we would all just stay together in the studio our last night).
Do you think it would open up? I would LOVE the TTC SO close to us for our trip although I did plan a lot of DTD dinner evenings since
our family of four consists of an 18 and 22 year old. We are also eating dinner on NYE at Yachtsman and walking to Epcot.
What do you all think although by the time I get home from work, it could be not even available any longer.

This would make sense, else Disney CRO would be pushing the units, discounting the units, and otherwise booking them up such that they would not be available on a points booking as of the declaration date. IANAL but that seems like it would be a weird little fart in condo association law.

How often would you use the kitchen?
The washer and dryer?
Your love of DD?
I remember that they told you two bedrooms only - so it will be interesting to hear their thoughts.

Besides those issues I would book it in an instant - especially since your kids would probably enjoy their privacy, as I'm sure you would.

And the transportation is excellent. Three modes of transportation coming home from MK - monorail, small boat and ferry.

Ease of access to Epcot. Walk to the monorail.

If you have an AP, going to the Boardwalk walking through Epcot - love that.

You could still change your dining reservations from DD, if you do the change - it's early.

As for availability, I had pieced together 11 nights PVB SV - all after seven months, certainly not near the date - before I saw this vast availability come through yesterday.

My missing night was NYE, so I grabbed it. So it is a who knows since it's the hardest day. But there are a lot of standard studios. And you have THV NYE as a back up.

I'm sure that money comes into play, why does Disney spread out the declarations, is it because they don't have to pay dues on the undeclared units?

I was surprised to land a studio last night for my trip the first week of November. Actually, I was starting to wonder what was wrong with PVB that it was the only place with studios open! :crazy2: Glad I was just lucky!

There were NYE standard studios available yesterday? ? Oh man, I check the site like everyday and the day I didn't check theased more inventory! :(
I am still trying to piece together a 1 week trip starting NYE. I had 2 nights at AKL, 2 nights PV, 2 nights OKW and 1 night BWV right now. Since we can only have 2 wait list I placed my bets on the BWV list. Buy the time I saw it it was late last night. Only 1/1 to 1/4 have availability. Now I have 1 night at AKL, 4 nights at PV, 1 night at OKW and 1 night at BWV. I am really bad at doing the wait list game. Do you guys think they will have more PV room available later for the NYE?

May be more about the fact that declared units against points not sold represent rooms that will end up vacant throughout the year. Rather than playing the accounting shenanigans of having to declare breakage, or move even more units back to CRO to make up for having surplus units-vs.-points-sold, having them be in the CRO pool all along helps keep them full without the effort.
