Didn't realize they were smug eyes... and maybe I'm wrong but here is my rationale.

1-If I own at BWV (each Disney Vacation CLub location is a different entity)
If I own 150 points

In year 1 I use 100 points I bank 50
Year 2 I use 200 points

However in year 1 I went during Premier Season 5 days
Year 2 I went 20 days in Adventure Season.

The following year I go to Bay Lake use zero days at my home resort but use all 150 pts.

1 year I spend 5 days. the next year I use 10 days next year zero days at my home resort and lets jets say the next year I bank all 150 and use 300 point the next year.

In this scenerio I have used all points for various number of days and also room size without losing points.

So while the resort may not be filled I still have not lost points.

I am not saying that people do not lose points but I don't believe it is accurate to say that if it is not full they people have lost points.

Again if I'm wrong thats ok. no offense meant with the emoticons...

But in order for you to do that, someone else borrowed 150 points and booked the room you were going to go the year you didn't, using that room.

You are right on an individual level, but not at a resort wide level. Enough points are sold to (for practical purposes) fill the resort. If everyone banks forward, during the final year the resorts would be not full leading up to the end, but over full the last year - therefore people would waste points not getting a room. I think its Dean or Doc that believe we may see banking restrictions towards the EOL on each resort to prevent that.

I'm not a DVC member, but I have been trying to rent points from David's for BLT, and apparently there are absolutely no 1 bed standard view the week of Christmas.

While that is true now, it might actually open up a bit right at the 7 month window when some are cancelling their reservations or booking a different resort.

On the other hand...It's Christmas and most resorts that week will be booked up. I dare say you did NOT try any of the other resorts though, because I'll bet SSR is available yet.

About 1 1/2 years ago, I was in the Bellevue Lounge working on my dissertation. Its a great place to work if you must. Anyhoo, I stopped for a few minutes and drank a coke at the bar.

The other guy at the bar talked about how he bought DVC, and regretted it, and only got to use his points every few years, and couldn't get rid of it, etc., etc., etc.

I was like Dude...you need to find the disboards...like NOW!!! The bartender couldn't really say anything...but he kind of let it be known that I was on to something. I gave the guy a hint about banking and borrowing, and renting, and that he could actually SELL his DVC points if he wanted.

I hope he listened to me. I've found in life that some people enjoy their misery too much to do anything about it...but

Anyway, the point is there are people out there that don't have a clue and let their points go without using them.

No I did not - there apparently are other rooms at BLT, just not those. We are currently trying for the 1 bedroom lake view - there are rooms, but David's rental is trying to get points for us. So some resorts do get fairly full, but I'm not sure about no rooms at all!

I always plan ahead and get great (to me) dvc rooms. Dvc works best if you can plan and understand the system. A standard room at blt is one of the hardest dvc categories for example. If you are flexible and can plan ahead dvc works great . I have also gotten lucky a few times - akl a few weeks out and blt pre-cruise a few weeks out. All these required taking what was available.

Standard rooms at BLT go really quickly, at Christmas when points use is heavy I imagine the reservations there were probably walked to guarantee the place. LV are much more available.

This really isn't surprising. There are very few standard rooms at BLT. Between the low number and the high demand season, I'm willing to bet that they were gone during the first hour or two of the 11 month window, if it took that long. During periods of high demand, you need to be on the phone at 9am on the day of the 11 month window and then you might not get it because of on-line booking.

One of my BWV contracts that I bought last year, the owner hadn't used the points for the last 5 years and just let then expire. So it does happen and probably more than we think.

Our first time staying after becoming an owner was at OKW. Upon arrival we found there was "no room at the inn". It was Christmas week and we were booked in a studio. Someone apparently didn't leave. There were no reservations to be had. It took some doing but they finally found us a 1 Bedroom.

So this is possible ? A member can show up with a confirmed ressie and be "turned away" ( so to speak) ?? I know this happens quite often at hotels but I did not think it would happen with DVC.

it doesn't sound like they were turned away in that case. another "guest" was just making things difficult by "self-extending" their stay...

but if the poster had shown up without a confirmed reservation, then yes, they would have been turned away.

I think in all cases i have heard of they find you somewhere to stay...it just not where you hoped.

Stuff happens. In a hotel or timeshare booked to capacity minus a few rooms for broken toilets, a pipe bursting can take twenty rooms out of service.

They've also moved people around in advance of showing up after they've booked. Early on a bunch of VAKL reservations got moved for some sort of reservation. And there was a time when they didn't block the OKW grant villas for the PGA tour and all those folks got moved.

Interestingly, as of today, 2/1/13, every single 1BR suite is booked for BLT for the night of 12/31/13 (or, more specifically, every 1BR available for points stay has been booked). This includes Lake Views. The 2BR lake views were also gone I noted. I assume that means that every available ROOM at BLT has been booked for next NYE. And we are only one day after the 11 month window opened.

Disney sells enough points at each resort to book nearly every room, every night of the year. (They maintain ownership of a small percentage of the points so rooms can be taken out of service.) They also reserve the right to suspend banking and borrowing if the system is getting out of balance.

What keeps it in balance? For every member who banks their points and skips a year, there needs to be another member who borrowed points and went a year earlier than planned. Another thing that helps is if members simply let points expire unused which surprisingly enough, some members do.

the week of Christmas standard view is not available, but a lake view is. The problem is Davids doesnt have the points available from someone to rent.

we just booked NYE at the BLT from the 30-5. 2 bdr lake view.

did you try posting on the rental board or try to rent privately from an owner?
