Apartment lease question

When you rent in a big apartment complex (not a private owner who rents out their place) and you do application and get approved and pay deposit....when do you get lease to sign? They said it would be an email docusign but our lease is supposed to begin Monday and we haven't gotten the docusign yet. Does it typically get signed like day before or day of? We did application 2 weeks ago. I have sent all stuff they asked for. Have tried asking them all week and not been getting any response.

They sent an email with documents to go over and e sign. We also had to show that we had renter insurance and have the power company turn power on before allowed to move in.

Did you actually get in to see the apartment first with someone there?

Not in junk. Just checked. It has been weird. Just trying to get any info or get them to explain anything is impossible, if they even answer the phone. I did send them the renter policy proof and proof of staring electric service and info on our vehicles and dog pic and shot record. Asked if all was good and they didn't respond. So I began to wonder if they typically send lease day before or day of move in? Seems strange. All they would say is once I get them all they asked for they would write up lease and send it in email to docusign. I had already sent it days ago but they said it was main leasing email and not their office email (this is a group that has many apartments all over, guess a management group) that I sent to. So, yesterday, I resent to their email and no response and no lease.
 

That would cause me to be wary of a place like this especially the length of time between sending in the application and now. On the e-mail part are they saying you sent the documents to the wrong e-mail address or that all documents are sent to a main leasing e-mail and then have to be routed to the specific apartment complex's e-mail? I guess I could see a delay there but this seems just all strange either something is up or this place has less than efficient protocols.

A lease can and often is signed before it officially starts. You just don't get the keys until the official start date of the lease. I'm pretty certain we've always signed our documents in advanced because that was how we got the place, otherwise it was just a reservation at that point if we put money down or only an application sent in if no money was put down.

Supposed to start April 4th. This is the long story. DH and DDs went to tour places 2 weeks ago today. They liked this place most. The lady who toured then was supposed to send us email with available units and a link to apply. She never did. But DH had told her to send to a different email than she had for us (we have 2 that DH and I share but 1 is old one I use for stuff where I don't want blasts or spam or anything sent to our main current email...I signed them up for tour via the old email and then he asked her to send stuff to our regular one so maybe she wrote it down wrong).

So after like 3 days and she hadn't sent stuff and we were watching rent price online (their website showed 3 available units and the rent for them) and selecting various move in dates (price changed based on move in date). We looked over 3 days and on day 3 it was the lowest we saw. So I applied online. It was not simple as they asked for lease holder, DH, and then said to list other adults who would be living there so I put me and our 2 DDs (they are 23). We had to fill in info on each of the 4 of us. Then we all got emails (automated) saying we needed to upload pay stubs. So DH and DDs didn even though our intent is for just DH to hold lease and pay rent (DDs will pay us their part). I don't have a job so I then started to call and email to ask what to do. They didn't answer phone but it would go to a person who said they were in main office and could not answer my question but the complex staff (lady they toured with) needed to. So they said for me to call back and select to leave a message. I did and they didn't return my call. Emails went un answered too.

So I kept calling and got a guy one day. He said I was working with that lady and she was off. But he looked at our uploaded pay stubs and said it was good enough to qualify and with me not having uploaded. He then sent me a "welcome letter' that asked us to provide rental insurance policy and electric company set up and dog photo and shot record and vehicle info. We also added a 2nd parking pass (cost is extra) so he did it.

So I spent a day setting up everything and emailed it all to the email I had. The guys also said my emails went un answered because I sent them to an email that is the main office and not to them. They could go in and pull up but they don't tend to typically do that. I should have asked then what the right email was. Everything I saw (her card and the website and the emails we had gotten) had what seemed to be the same email....it is the complex name at the main company.com....ie: brightliving@bluesky (its not this but similar). Apparently their email has leasing in it....brightlivingleasing@bluesky. I just kept seeing it as the same and didn't notice the leasing or no leasing.

So I sent it to the no leasing email and waited and waited several days. Finally tried calling and got routed to main office again. Kept calling and after a couple days I got our lady. Told her I sent the stuff to email and she said...not our emai,, don't see it. She said I sent to main office and I need to send to her. She said they could pull up and then leas would be sent to us. Ok great.

Days later and still no lease but our lady sends another welcome email like the guy sent the week before. This is Thursday now. And move in is Monday. I call her and tell her I sent it all to that one email. She said 'oh we don't access that'. So I said I could FW to her if she could tell me what email. She says it's the email she sent me letter from. Uh...thought that was where I had been emailing....and this is when she points out the word leasing in it. Ugh. So I got off and fW all to that. She also mentioned all lease holder had to have renters policy and I told her me and my kids were all a family with DH and covered under his. She said that our names had to be listed on the policy. They also said the apartment company had to be listed as interested party. So I call back insurance...a couple times to try and get what she asked and they were confused as they never do that as it is know that all family is covered. They listed the apt as interested party. And had to get several people to get them to list all 4 of our names. Sent that in and asked her to let me know if everything was good. Nothing yesterday or today so far. No reply and no lease.

Unfortunately, it is now the weekend but if I were you, I would have been down to their main office and perhaps to their on-site leasing office as well, during business hours last week to get this all sorted out. I presume you are needing to move out of your current place on Monday? That surely doesn't give you much margin in case a serious screw-up has occurred.

And sorry if I missed it but have you already paid the necessary deposits? Not that I'd expect it from a large company like you're describing but in our tight local rental market we often hear on our news about scams that leave innocent renters with no place to live after their deposit funds have disappeared and the bogus landlords are in the wind. I hope your situation works out better.

It is 2 hours away...the apt from our current home. Actually we don't plan to move in until next weekend and I did mention that to the lady which I wish I hadn't. So no hurry for her. We did pay deposit but not the 1st month rent yet. DD drives by on her way to work so I should have had her pop in yesterday. They do work weekends at this complex. I plan to call today. Try to anyway.
 
Reviews of this place did say the office staff were not good. But we like the location and price of a 3BR unit. My DDs move in July 1 when their current lease is up. They are with 2 other roommates and didn't want to live with them anymore plus that apt is a 45 min drive to one DDs school (she is teacher). And this new apt is 8 mins. But my DDs could not afford a 1BR on their own and one DD (not teacher) is moving to FL in Jan so she needed a short lease too. Dh and I are building a house in FL and sold our current house and close the end of April. Our FL build is delayed due to materials being on back order. We were told April to June for finish and now it's July 22 to Aug 14. So we needed a place to stay for a few months and also want a place to snowbird with. Had hoped to be in New home this summer and then cone back to the apartment with DDs Thanksgiving through New Years. And then back to FL until Easter. We got a 15 month lease on the apt.

That's not uncommon TBH for them to ask for that. Even though y'all are family generally speaking all should be listed on the policy. Some insurance companies don't require this of minors but in your case your kids are not minors. I understand why they want to see all members listed on the renters policy if they are the same members who are applying for a lease even though y'all are family.

Well that's strange isn't as the other guy said they did have access to it but they just didn't like to have to pull stuff through it. I get it for efficiency they don't like to have to monitor a main corporate e-mail but if the other guy you spoke with said they could go in and pull it up but just didn't like to do that sounds like this other woman just doesn't want to do it or doesn't know how to. Either way even if there was an error on your part you'd hope they would be understanding and try to work with you.

Thanks for being a sounding board. So frustrating especially when we have a lot to do with sorting stuff to go to FL and to apt. And selling and donating stuff. And all the stopping and starting of utilities and whatnot. Hate it. Hope to never do again, lol.
