Anyone have a modular home? Like it? Love it? Hate it?

We are looking to tear down our home and rebuild with a modular. We are in central NJ and it's not too popular in our area so I'd like some opinions from those of you who have these.

My aunt and uncle had one built in the late 70's early 80's in upstate NY and love it.

DH and I were contemplating one as well. We have been to Westchester Modular Homes in Wingdale, NY to get the factory tour and go in some of the models they have there. They used to just handle NY, NJ and CT but I just went to their website and it looks like they have added more states.

Btw, they have more floor plans than what is on their web site. You can call and they will send you a packet with a lot more choices then what is shown on line.

They also list local builders who can tell you how much it is per square foot.

We have one and we love it! It has several extras that we wouldnt have done otherwise. I love having a stone fire place (cuts down on the heat bills too) and just the fact it didnt take months and months of on site building!

There are also a lot of advantages to having a module than a stick built. The weather for one. Modulars are put together in sections in the factory then transported to the site. So it takes less time to finish and can come as turn-key (meaning move right in condition). The electrical and other things are also done in the factory.

Forgot to mention. In addition to my aunt and uncle having one, friends of DH and I recently had one built and absolutely love it!
 

We just built our modular this past year. We love it. No complaints. Just over 3 months from the time we ordered our home, we moved in it. We are really happy with the way it came out.
 
i've been in some realy well made ones and some realy badly made ones (as in when you shut the door the walls shake). the realy well made ones were gorgeous-looked and felt like a custom 'stick' home.

i don't know what the deal is-but where we recently moved modulars have a realy bad 'name', in fact the property we bought (10 acreas) in an area with 40 'home sites' (none less than 10 acres each-many with more) has specific cc & r's that the city required the developer's to put in place prohibits modulars unless they are only in place while a 'stick' home is being built-and then it can't be there for more than so many months while construction is taking place. we actualy found this to be a restriction in several areas we looked at. i also got questioned big time when i went to get homeowner's insurance on our new home by the different insurance companies i called for quotes-they wanted to make sure the home was'nt a modular because they did'nt offer coverage for them:confused3

is there some kind of issue with modulars and homeowners insurance? i can't see that a top quality modular would be of any less value than a comparable 'stick' home-and in the case of some of the 'stick' houses i looked at, even some of the shakey wall modulars were def. several steps up in construction quality.
 
We looked but bought a house that a builder was in teh process of building instead.

A few things to consider - take a good look at exterior wall construction - in a modular you'll want 2 x 6 exterior studs if at all possible. Not just for stability but for insulation (plus you get nice window sills) Also - make sure the pitch of the roof is steep enough and ask about making sure you have no trusses - or as few as possible if attic space is important to you.
 
Thanks for the responses everyone! I'm going to look into finding a factory in pennsylvania that we can tour and also some model homes we can go through. I really don't see any disadvantages to going modular so I think we are gonna go for it. I love the turnaround time! :banana:
