Anyone good with resale amounts?

So I have a listing in ROFR right now that is low, $65pp 125pts SSR.:confused3 My DH and I are new to DVC and want to by in but at a small amount of pts to start (110-150ish) and add on as our family grows. (Lord willing:lovestruc) My question is if this current bid doesn't pass ROFR what do you guys think a reasonable "price per point" that is on the low end but more likely than not to pass. I dont want to wait ANOTHER 30 days but im trying to be financially wise too. Does that make since? :rotfl:
 
It may not take 30 days at all for Disney to decide. So you may very well have your answer sooner than that. Timewise resale process tends to be frustrating for many people because it takes longer than direct purchase through Disney but jmho saving $ via resale purchase (& often $ saved is substantial) and having ability to buy into DVC with a smaller contract than Disney's minimum is well worth patience. There really isn't a good way to understand Disney and ROFR. This past Novemeber we put a bid in on a contract at SSR (160 pts) for $75 a point (all '08, '09, and '10 points) with seller paying closing costs and Disney excercised ROFR. Then in December we bid on another contract (210 pts) at SSR for $70 a point (again all '08, '09, '10 points) this time with us paying the closing costs and Disney let it go through. Both contracts had a September use year. I wish I could explain why the first didn't get through ROFR and the second bid did but in the long run it worked out to our advantage because we got more points at a lower $ per point cost.

All I can say is to check the link that the other posters suggested to get an idea of the price per point that Disney is letting through ROFR. Then bid accordingly. And if your bid doesn't make it through ROFR don't be afraid to try again. As you can see from our experience we made it through ROFR the second time around at a lower price than our first bid. Somewhere I heard/read that Disney likes it better when the buyer pays closing costs vs. the seller? Just wanted to pass that bit of info along. I would imagine your resale broker would be well versed on this.

We just passed for our add on t $69 a point for SSR for 120 points, 16 left for 09, all 10, all 11. We already had 300 so this made it 420 for us.
BUT, I thought it would go through since it was just about the price that has been passing but you never know.
$65 is pretty low of what has been ROFR'd but you never know.

I have heard, after they ROFR one time, (for an individual), they will sometimes let go through a hair below market the second time.

I have heard the 1st bid, for non-owners now is the hardest to get through. An owner with add on points let's things go through more.

I have heard, banked points/vrs stripped contract mean very little to them.

I heard the smaller the contract for new owners need more $$ as well. IE a 50$ contract would be much more likely ROFR than a 160 pointer.

If they pass it they hold out and make you wait until nearly the 30 day window now. (Seems that way.) I went through in Sept.

Your 1st contract, I would go with 1$ more if you are questioning the #. Even on say 150 points it is 150$ difference not worth the stress of starting over.

You can bid more than listing. Although a financial adviser may not rec this. Depending on your next trip, and if you are sitting waiting by your seat like I would. It is not worth the sitting in your chair for 3 weeks sweating over 160$. or (even 2$) 320. For that matter. Depending on your budget, and if you are okay going through it twice.

I'm sure if it were that easy to know what would pass and what wouldn't we would know by now, huh? If it doesn't go through I will bid again on another listing. I do enjoy hearing everyone's perspective on "ROFR" though. Thanks DisFam!:love:
 
Why not up your offer by $2 or $3 a point above seller asking price, ie $68 pp. I believe you have 10 days to change from when contracts are signed? $65 is a great deal, just a thought, a few extra dollars may lock you in. Perhaps call the broker and tell them you would like to rewrite contracts for $68. 125 points is a nice size, not too expensive, but plenty of capacity.
 
I bid $65 on a totally loaded SSR contract (all 08,09 and 10 pts). It got ROFRd

I then bid $65 on an SSR contract with all 09 and 10 pts. It got ROFRd

I then bid $67 on an SSR contract with most 09 and all 10 points. It passed.

All the same UY, I was a non member.

I was not in a big rush to buy and wanted to test the market's bottom. Be patient, and you will get a good deal. There are lots of SSR contracts out there - especially if you use all the main real estate agencies.

Your best bet is to discuss ROFR with your Broker(s). They deal with Disney every day and have better information than most of us.
