Any word on July 2022 Direct Sales?

They must be selling from foreclosures. Can't be ROFR. They are sold out and haven't been taking VGC in ROFR.
That's what I was thinking! But maybe they take some in ROFR from sales that don't get reported via the brokers who report the stats on the contracts they sell for owners? Since they have a waitlist and their direct price is so high, I don't see why they wouldn't take low-priced contracts in ROFR that are a perfect match to a buyer.
 
What the data tells me is that people are still purchasing RIV even with the resale restrictions. It is a beautiful resort and I hope to stay there one day
 

Nothings ever REALLY sold out. They can just charge more for them lol. DVD always seems to have some points in their back pocket.
I was quite surprised to read that they sold some VGC points direct last month.

But regarding sold-out resorts, a little over a year ago when I was first buying into DVC, I specifically asked about VGF, and my guide told me that they didn't have any VGF for sale direct. No mention of any waitlist, or that VGF2 was coming just around the corner, etc. I ended up buying RIV direct, but I'm sure that one day I'll own some VGF too.

We have RIV direct and almost added on more during the incentives in July, ended up canceling the direct purchase and currently waiting on a RIV resale in ROFR. It’s our favorite resort and we wanted extra points for more room upgrades and/or longer stays!

I am fascinated by the past several months. VGF sold like hot cakes to existing owners before, that all dried up after a month of sales. Since then VGF and RVA sales have been spread (close to) equally. As much as existing members on the boards like to bemoan restrictions, they clearly haven't negatively affected the resort enough for DVC to reconsider. VDH will have them, Poly 2 will have them.

I agree. It has been fascinating to watch over the last few months the direct sales numbers between RIV and VGF. Strong sales numbers for the RIV would certainly suggest that sales restrictions on new resorts are here to stay.

But it did outperform VGF which doesn’t have them.

Or that new members just don’t know to ask about it or unsure of what they mean if they are told about it during sales presentations, since a majority of the points sold in July were to new members. I remember it took me awhile to comprehend all of the differences between direct and resale, including the restrictions. I was initially under the impression that RIV resale could be used at RIV and any future resort (just not at an O14). Given some of the basic questions new members have about things like use year, I’d be surprised if they knew about the resale restrictions and would impact it would have on them.
 
Maybe if the hadn't just changed hotel rooms in to "resort" studios and actually did a full renovation with 1 & 2 bedroom units, the numbers for VGF would be much better. As a VGF 1.0 owner I was very disappointed in this quick conversion. I understand that most owners want studios, but they should have at least added 1 or 2 lock-off 2 bedroom units to each floor of VGF 2.0.
 
As someone who owns just SSR. I would not buy SSR at $200 per point. I would rather just get one of the two selling resorts, but for me, I'm waiting for the VDH to come online. Willing to spend money on that as SSR is a go to resort, but will need something that can get me at a priority resort.

Here's the language directly from my RIV purchase contract:
"DVD has reserved the right to prohibit or limit persons who do not purchase an Ownership Interest directly from DVD from participating in other aspects of Club membership or benefits, including prohibiting or limiting access to other DVC Resorts. Such prohibitions, restrictions, limitations, or changes may adversely affect your ability to resell your Ownership Interest or at a value that you might seek."

I just believe that the restrictions placed on Riviera resale points are not a big deal to those who buy their points directly. Remember, points bought directly from DVC have no restrictions on them. The restrictions only become a factor when those points are transferred via resale.

Good luck with your resale attempt! You could be right that some new buyers are ignorant of the finer points of the restrictions on resale points, but my guide mentioned them to me when I bought and it is in the contract. I would hope people actually read their contract before signing, but perhaps not.

At any rate, I think the direct sales numbers at RIV over the last few months support DVC staying the course with the restrictions and we will likely see the restrictions applied in the future at other resorts.

People are adding apples to oranges and coming up with grapes.

I just bought 250 RR direct dispite it being my 3rd favorite Epcot resort.

1. Riv is sold to people who want Epcot GF is sold to people who want Monorail

2. They push Riv 100x harder than GF - I had to ask about GF and my guide kept steering back to RR. RR is also priced about $20 less per point @250 and the difference grows from there.

I hate the restrictions- but I also will not pay $155 a point for BWV or $180 for BCV since both are priced higher than rental rates. Nevermind the ridiculous direct sold out rates.

So I am essentially left with only one Epcot option. Buy RR and hope to book at BW at 7 months. So saying that the sales numbers show that people don't mind restrictions is like saying that people like taking the bus to a town with no airport.
 
I am a direct RIV owner who is wanting to add on some points. I was hoping to diversify by adding on at VGF but for me, not getting the bonus points while still paying the same price as RIV is the tiebreaker. I want the extra points.

I had been considering buying AKV but they raised the price and I’m not going to pay essentially the same price as RIV with 13 years less. I also think resale prices on AKV are way too high for restricted points.

You are 100% incorrect - the guides go over the resale restrictions in excruciating detail , make you read the document and sign it and then make you call a 3rd person QA who goes over it again with examples.

I just went through this this week and even though I told them I was aware they made me go through the whole process.
