Anyone else braves enough to make a guess at KTV point schedule

Mine is weekdays only (that’s when I visit)

It assumes no change of the proportions between weekday/weekend

Is based on the total points data released a few weeks ago

Here is my guess

THIS IS ONLY A GUESS

Adv ch dr mag pre
Studio 11 11 12 13 17
1br 26 27 29 33 42
2br 37 41 44 49 63
Gv 65 69 77 95 116

THIS IS ONLY A GUESS

I am sure I did something wrong because the St+1br to 2br does not make sense (I think in the studio calculations)

Yea I guess I have too much time on my hands

Like AKV, the points at the new resort (assuming it happens) will likely be in the range of the present destination resorts. Looking at the same points as VWL for example should give you an idea. Actually AKV may even be a better representation as it's likely to have different view classifications. Fortunately for the DVC membership DVC hasn't taken to increasing the cost of future DVC resorts by escalating the price like some of the other points systems have (Bluegreen, Westin, Wyndham, etc.). They did do this once from OKW to BWV but I think most will agree it was more matching to the market than a specific increase plan. Essentially a statement that they undercut the # of points needed on OKW.

Hard to tell.

DVD has already filed for regulatory approval to sell points at the Kingdom Tower. As part of that filing they had to state a so-called "maximum allocation" figure for the project. That maximum allocation figure is essentially what it would cost if every night of the year cost the same number of points.

Basically it's an average.

Those figures can be found HERE, along with a comparison to the other DVCs.

What you'll see is that the Studio and Grand Villa units are on par with other DVCs, while the One and Two Bedroom villas are higher. IMO, that's an indication that the Kingdom Tower will have higher-priced rooms (point-wise) than all other DVCs for the same dates.

Where it gets tricky is trying to predict the different views that the resort will have.

About 1/3 of the resort will overlook the Magic Kingdom, and I would expect guests to pay for that privilege. Another third will face Bay Lake to the east. The final third will have a relatively unspectacular view of the current Contemporary Tower.

So even though DVC disclosed an average of 39 points per night for a One Bedroom villa, it's likely to get much more complicated than that. You could easily justify at least 3 different categories for the resort--a Magic Kingdom View One Bedroom that averages 45 points per night, a Bay Lake view for 40 points per night and a "Standard" view (CR Tower) for about 35 points per night.

And those are just annual averages. When you add in the seasons, you could be looking at 55-65 points per weeknight for a MK View One Bedroom in Magic or Premier seasons. All hypothetical numbers, of course.

Thanks for the link I had forgotten where I had seen it.

I think I agree AKL is probably the best comp.

Added weekends and 2 views (could be more)

Did not do value or concierge

The only oddity was that I had to give GVs as more standard ratio between weekdays and weekends, otherwise they were cheaper than a 2br + a studio

Also I did not do a view breakdown for GVs (like BWL and AKL)

Did not do a date weighted cross check (yet)

Guess only

Hey Bookwormde:

I've got some idea, but would you mind letting us know what "adv ch dr mag and pre" stands for.

mag = magic kingdom view, correct? What are the others?

I was thinking MK, BL, Std, and maybe a high and low, or value and concierge.

Thanks in advance.

I figured a minimum of 3 booking catagories, along the lines of AKV. Would be really surprised if they didin't.

Ohhhhhh! o.k.

Now I feel like a dunce.

Thanks

My mind was not going there at all.
Don't worry, we all take out turn at having a brain lapse, it happens. As much as I try to proof read, I know I've done similar a number of times.
