Any one else notice higher priced AKV contracts

I purchased an AKV contract a couple years ago and often look for a possible add on there or possibly somewhere else. What i have been noticing recently is on at least 3 different sites the listings for various AKV contracts whether large or small are pushing into the 90's to even over $100 per point (for smaller contracts). A couple other sites (one being fidelity who typically has lower priced listings) is more in line with what i paid a few years ago.

Just wondering-

do you think there has been an uptick in per point pricing for AKV (an maybe other resorts as well)?
or are certain companies just trying to push the market upward?
Has Pandora had any affect? I believe i have read that upgrades to parks don't typically fuel sales of certain resorts.

I have looked at the most recent ROFR even some of those contracts seem to be going slightly higher than a couple years ago.
 
I'm no DVC expert as I've only been following prices since March but in the last 2 months, I've seen a huge increase in price per point in all the WDW resorts. (I haven't followed Aulani, HH or VB)
 
I'm in the middle of buying an AKV contact. It seems like the d23 announcement has lit a fire under wdw dvc resale market. A few of the big resale company's saw an increase in interest and that it's already a seller's market this time if year and drastically increased the price PP. The other company's slowly raised their prices as well. Prices might drop a little in a few months when annual dues come out.

But it seems like D23 announcement mixed with good economy, a 2057 deed, Pandora opening, and the sellers market time of year has given akv a spike in price.

We've watched the "new" price point for AKL and the above analysis is is why we waited to purchase AKL and went with the VGC first. We live in Arizona so CA was our priority and we don't anticipate an big price correction at annual dues time for California as it has far fewer rooms (points). In addition DLR will open Star Wars a bit before WDW. Just speculation, but that was our rationale.

I've seen a few contacts with double points at high 80's low 90's. Which wouldn't be a bad deal if you rented the extra points.
 
Prices on most DVC properties has gone up since spring. AUL might be the exception, or at least it's the smallest increase. AKV seems to have gone up the most percentage wise. I think the reasons listed above all played a role along with the fact that is was priced fairly low compared to other resorts at WDW. I also think it helps that other resort MF's have increased more annually than AKV, and they are now starting to catch up. AKV's MF's are no longer outrageous, especially given CCV was just build, and their MF's are higher from the get go.
 
Keep in mind that even brokers have now moved AKV into the "premium resorts" category for booking cost/owner reimbursement. Prior to this year, it was not a Premium Resort. Demand for rental there is super-high, and demand for DVC contracts in resale is high as well.
 
So what is the expectation to the price within the next few months?

Will it continue to increase or maybe decrease as we come closer to paying dues?
 
I AM CURRENTLY awaiting ROFR on a 160 point AKV contract. We are paying $109 a point.

I have had a lot tell me its way too high but it's what we are looking for and are willing to pay it. I'm just hoping it passes.

Price wise it will pass. Only reason for DVD to take it is if the unit number fits with something they already have and need to split/combine contracts into a different amount of points.

I think prices will come down a bit as I expect more contracts to come on the market, but I don't think it's going to be anything dramatic unless the economy and/or the stock market tanks.
 
Yes they've gone up, we purchased loaded 160 points at AKV for $75 pp in March. That was on the low end of the contracts we looked at but many were right around $80 pp. Noticed almost immediately they were on the rise while waiting for ROFR.
 
I've been looking for a listing for the last few months and keep hoping the prices will slow a bit. It's shocking to see AKV listed in the high 90's and over 100. Making me rethink other resorts...

i'm actually thinking the same, not that I dont like AKV i'm just thinking why buy AKV when I can get BWV for a smaller premium compared to AKV.
 
AKV has been penalized in the past due to the high MF. Now that CCV opened, MF for AKV do not look as scary anymore. This until the higher property taxes will hit all resorts in 2018. I think there will be some price shuffle next year, but it's difficult to predict how it will turn out.
 
It seems like resale is in higher demand priced higher in the summer due to summer travelers researching DVC and lowest in the winter when MFs com out and more contract available.
 
yes the prices seems to be all time high, if this is only a spike i dont know (but i'm hoping)

Can't decide whether to jump the boat and ad on now or wait. If the prices decreases again its great but it all depends on how much. If its only 5-10$ pp I dont care if I find the right contract now.

Yup! Bought a 160, pretty loaded AKV contract in April for $78 a point. We got a pretty decent deal. Seeing contacts steadily in the 90s is shocking but I also did notice the move of AKV to premium for a lot of rental agencies, as was mentioned above. I have to believe Pandora is the main push. People excited about D23 announcements would be buying at Epcot resorts, right? Or those gearing up for the 50th would maybe be more interested in Monorail resorts?
 
Interesting thread as I have a AKV 200 point December contract that I am debating if it is time to sell it or not. I have not been using the 11 month booking window and prefer my BLT contracts over my AKV contract. I guess that for the right price I should sell and it appears that the market has risen to the point where both the buyer and seller are happy paying $100 for AKV. Now it's time to choose a broker :)

Not saying that you are incorrect but I’m having a hard time believing that Pandora should be the main cause. If so wouldn’t the price decrease again once the dust settles in a few months? Agree that the d23 announcement would get people to buy Epcot locations. The move to premium for rental companies is good point but can’t be the main reason.

Maybe akv was just undervalued?
