Not to sound rude, but why is everyone so exited about an upcomming possible webcast that will offer AKV addons for around $97/pt, when you can buy resale today for around $87/pt. $10 less and no waiting.
If an existing member wants to add on 50 points, and let's use a lower amount, say $86 for a small 50 points resale:
$86 x 50 = $4300 + roughly $350 closing/transfer costs = $4650, making that $93 a point. On top of that, if you get a resale contract with certain use years that comes fully loaded with 2009 points, the buyer may have to reimburse the owner for the maintenance fees. However, you could get all of those points for no additional cost through
DVC.
Also, even if you didn't have to reimburse seller for the 2009 points on resale, you almost always have to reimburse seller for the m/fs all the 2010 points, even if the use year is, say, August; whereas in the same situation when buying direct from DVC, DVC will pro rate the maintenance fees so you only start paying fees in August.
Then for resale you need to wait roughly 30 - 60 days for the process of ROFR, then closing/recording. With DVC add on you could get your points very quickly and use them [I can't recall how long -- I want to say within a few days when I paid with a CC card in full but this was awhile ago.]
So when comparing resale and direct, always take into account:
(1) the closing costs (and the closing costs increase for larger amount of points) ;
(2) plus any cost of reimbursement for fees for current or upcoming year's points vs. cost of getting those same points to use buying from DVC; plus
(3) the value you place on the length of time before you can use the points (if that matters to you).
When it comes to larger contracts or contracts at Vero Beach or HHI, one definitely can save a bundle buying resale even with all the considerations mentioned above. However, when it comes to smaller add-on contracts, resale is not always cheaper/better option.
