I've bought both direct and resale. I've gotten more warm fuzzy feelings from resale agents than I ever did from a DVC guide. And it was double the warmth knowing how much I saved with the resale.:love:

I couldn't agree more. We have done three direct purchases (back in the late 90's when the price was in the $63 area) and two resale purchases. For me, the "warm fuzzies" come from knowing I now have more points to spend at my favorite places. With the resales the "warm fuzzies" were all the greater because I knew I hadn't overpaid. That means I have more money in my pocket for those trips the points will allow me to take.

There is no way I would buy direct these days. The prices are just too high.
 
It wasn't directed at you DVCconvert, I was just really grumpy yesterday. Ask my wife, she will confirm that. Much better today even thought I have meetings all day :sad2:

Life is short, and yes I need to "love my neighbor as myself" more than I do. I just need to relax and take a deep breath some days. I really am sorry for my outburst yesterday and hope you can forgive me. I find your knowledge of Disney and DVC very valuable, and need to remember not to bite the hand that feeds me!

Jim, you are right on with this. I find the dismissive nature that some show towards resale as being a bit confusing. People can save literally thousands of dollars buying virtually the same thing.

On an unrelated note.....are you a Dolphins fan? I'm a Jets fan....will be at the game tonight....everybody is very tightly wound up here, afraid the Jets are going to find a way to lose.

For many years the difference between direct and resale was quite small. And if you wanted to jump in early at a new resort you probably paid no more direct than the future resale price when direct sales were about to end at that resort.

Now we have a very mature timeshare industry, a maturing DVC product and a post-recession economy. Those old standards may no longer apply, but consumers will likely shift their expectations more slowly. More attention should be paid to the purchase price today than pre-recession.

However, I maintain that the purchase price is not the most important factor in a timeshare -- it is the total cost of purchase price PLUS annual dues over the life you own the contract. The longer you own, the less important the purchase price is in the overall cost of ownership. Getting a great purchase "deal" at a resort where the annual dues are relatively high will most likely end up costing much more if you own for some time. The other variables are the remaining years on your contract and the status of current, banked and borrowed points.

Family just returned form a great WDW trip. We have decided to buy DVC at BLT, our first choice location (monorail, young kids, liked the pool/building style, fireworks on roof, etc...). We did the tour, liked our Guide, and signed for 160 pts at $140/pt. We are still in our 10 day grace period to cancel, if needed. Now I find the resale points for much cheaper... Yikes! Wife want to buy direct from the Mouse, but I want to spend the same money, buy more points resale.
Clarifications please:
Resale points:
1. Work just like direct points, same 11 month booking option at home resort, same 7month at all other DVC resorts, same Membership Services, Magical Express, annual pass discount, food and shopping discounts, etc...
2. Resale oints cannot be used for DCL, Adventures,or Disney Collection, but value for points here is questionable anyway...
3. Resale points can be used for World Passport and Concierge Collections like direct points.

Can and will Disney limit resale points further in the future and make the changes retroactive?
Anything else here I am missing?

In general, I agree with that. As someone who bought direct 8 years ago, its comforting to know that those options are available. No, they aren't the most economical use of points but it would be naive for me to think that my enjoyment of the theme park destinations will not wane over time. It already has to some degree, although I have yet to use any points for non-DVC destinations.

Ultimately it's an option that I think does have some value, but to most people probably not enough value to bridge the gap between direct and resale prices.

Resale points can be used for World Passport but NOT Concierge Collection.

They could add additional restrictions and they could make them retroactive. Anything is possible.

However, when Disney introduced the current resale restrictions, they grandfathered all current resale owners. So the safe assumption is that if they do add other limitations, those limitations will probably not apply to those who own before the restrictions are implemented.

No guarantees but that's consistent with the existing precedent.
 
First of all, one of the most important things to understand about buying any timeshare is -- if you are not COMPLETELY satisfied with the wisdom of your purchase, RESCIND. You have ten days; don't come back two weeks from now crying the blues.

Get all your research completed before the recision period expires. If you're still not quite sure, cancel. You can always start over.

They can, and they also can restrict the use of ALL points, no matter how they were purchased. None of those types of benefits are guaranteed to ANY purchaser...including those who bought from the Mouse.

However, there are some contractural constraints on DVC. For example, they have contractural relationships with RCI and others. They can't just arbitrarily restrict the availability of those options without the agreement of the other party.

They could, of course, simply not renew those contracts when they expire, or change the scope of the benefits when the contract is re-negotiated.

In the past, they "grandfathered in" existing resale owners. They are not required to do so.

I don't know if you're missing this or not, but it's very important -- no matter how you buy -- to understand what is guaranteed, and what is not guaranteed. With DVC, there are only a few things guaranteed.

You are guaranteed to be able to use your points at your home resort ONLY...and that's subject to availability, of course.

As long as your home resort is a "member of the Club," you can use your points to book stays at any other "Club member" resort. But Disney could decide to take resorts (including your home resort) out of the club for whatever reason.

As long as booking at other resorts is permitted, you are guaranteed at least a one-month booking advantage over non-home resort members. That advantage has always been 4 months, which seems to have worked well, but that could change at any time.

That's about it for guarantees. Just about anything else can change at any time, and those changes sometimes take place without any advanced warning at all.

In one famous fiasco, DVC members parked their cars at night with the perk of free valet parking, and woke up the next morning to learn they owed $10! DVC usually implements changes better than that, but not always.

Under the new policy, Members who purchase from anyone other than Disney Vacation Development, Inc., on or after March 21, 2011, will not be eligible to use those Vacation Points to make reservations within the Concierge Collection, the Disney Collection or the Adventurer Collection. Those Vacation Points will instead be valid only for reservations at Disney Vacation Club resorts, as well as for RCI® exchanges, Club Cordial and Club Intrawest.
