So much for going with the flow! I learned that resale is not for me.
II die a little each day as I watch the chance of using the points I bought on 2 contracts resale whither away. Each night, I believe tomorrow will be the magical day. I'd suggest that anyone considering resale not count on the current year's points at all. Plan for the entire next calendar year and if you are comfortable with that, go for the deal.

All the talk about 'loaded contracts" LOADED for whom? By the time the process is done, you may never have a chance to use those points.

2. My wealthy sellers (million dollar home) see a 50K contract as beans and can't be bothered to sign the paperwork.

WE took time out of work, WE paid extra money to wire funds the very day to get payment immediately, WE drove around the State (sure, it's little but still) to get to a FedEx pick-up in time but not our sellers. Days later, they still haven't signed.

Contracts 3&4 are still waiting for estoppel.

I have a trip planned - there is still availability - I could USE those points that are otherwise going to go to waste. The anxiety of ROFR, the endless waiting, the growing rage each day - just isn't for me.

Don't deal with the shenanigans, the hidden processes, the complete lack of transparency, rhyme or reason. If you are on the fence, and can afford it, GO DIRECT!

No, sadly, I am already pass ROFR on 4 contracts. I've closed on 1 and waiting for the $#@^ seller to sign the other so it can close.

I have an autoimmune disease that caused thyroid cancer. You would think I'd know better.
 
We're all different. It doesn't bother me at all. Resale all the way! :)

I hope things get returned and you're finished with it soon as it has been stressful for you and nobody needs that from a vacation timeshare.
 
Stress is definitely bad!! In watching the closing threads it is taking some as long as 90-120 days to get their points from agreeing on a contract price. You almost psychology have to be fine with not getting them in time, then if you do - it is a bonus!! With going direct no one is getting 2019 points - so if you do get them in time they are a bonus. I know that you probably don't feel that way as you were counting on them though.

Not sure if an option for you or if this would work, but since you have other contracts maybe you could put something on the books as late in July as possible using other points you have, then as soon as you get these new points call and switch the reservation to use the expiring points.

Alternatively, if you don't mind split stays you could stalk the system and hopefully you could piece something together one you have the points. To me a split vacation is better than no vacation!! There are sometimes cancellations that happen.

I really hope things speed up for you! I knows it’s frustrating you that It’s taken this long.

It does highlight how important it is when going resale to plan for at least 3 months from offer to close when evaluating those loaded contracts.

sorry to read this. our last resale took 5 months to close, same issue, the seller didn’t return the paper work in a timely fashion. But we werent In a hurry either so we just let it play out.

have you tried asking the broker to reach out to the seller? while $50k may not be material to them and they are not in a hurry to close, they may not be aware of your situation. I don’t think any seller would intentionally delay closing, otherwise they wouldn’t be selling.

But thinking about it, exception may be the buyer really pushing the seller on price or some bad blood developed during the initial negotiation, so the seller intentionally delay to make the loaded points harder to use for the buyer.
 
Sorry you’re having such a hard time with this, but I think you’re done buying after these finalized right? Even if you do lose the current points, I’m pretty confident you’ll still end up happy about your resale purchases in the end because it’s the resort you wanted and you will be able to create awesome memories for the next 36 yrs. As for me I know I was lucky to have my 2 resales go through fairly smoothly and complete around 67 days. My latest one didn’t even have 2020 points and I was still watching each step like a hawk so I agree with you that resale can be a tough experience. I loved my direct purchases with no regrets because of how easy it those went through. Hopefully your resale journey will come to an end soon!
 
I've done several resale contracts with three brokers and three title companies, including one in the middle of Covid, and it's never been this dramatic. All the paperwork was digital as a buyer, and wiring took a phone call, sometimes two. I don't know why on earth you'd have to take time off from work.

I just don't see waiting a few weeks as that big of a deal.
 
Hang in there. Unmotivated sellers are a nightmare! Feels like buyers do all the hard work - getting a chunk of money - the least you can do is sign and return the documents in a timely fashion, right?

As a buyer, I mailed a check in a plain envelope with a first-class stamp. This is why. The seller has much more paperwork to process. My check will arrive by regular mail before their executed contracts come in. There is no reason for a wire or for FedEx.

All my paperwork has always been digital as buyer. I wire the same hour as when the title agent says sellers returned paperwork, closing that day. Three different title companies handled this beautifully.

If there's a seller malfunction, they don't have my money. And no mail/check malfunction.
 
I’m sorry you are so stressed. I can relate. My last resale took 79 days and it felt like forever!! But I agree with a PP that said once you have your points and everything is behind you, you will be so happy you got the resort you wanted!! Hang in there! ☺️
 
It bothered me too a bit from a decency stand point. You enter into these negotiations in good faith - the buyer wants the points; the seller wants the money. Everyone should be doing their part timely to make that happen.

I got my seller to speed up a bit by calling both the title and selling company. The sent emails and he responded right away. I hope your luck improves!
 
Haven't purchased resale in a few years, but regular old snail mail worked for paperwork and I never sent the money until I knew from the title company they had received the seller's paperwork and it was in hand. I am a nearly twenty-year cancer survivor that was diagnosed with it back in my 20s. I no longer sweat the small stuff. I wish you much success on your journey down the same path.

Is your contract transparent, and like most of them, states the closing date? If that date has not passed, then I guess things are “on track“ as agreed, but if the closing date has expired, I believe you can walk. And I would. Then just call up Disney and buy direct tomorrow, and be done with it. Wouldn’t that work?
