Another question - if we make offer now, how soon will we...

These threads are SO helpful. Thought I'd throw another question in, while I'm asking. :)

Let's say we decide to go for it and make an offer on a resale. I know that processing times vary depending upon a number of factors, but what do you think the likelihood would be that we could get everything wrapped up in time to find something available for our Spring Break vacation next year? I'm obviously looking for something with currently available points, and am flexible on what we book. This trip is already planned, and I'd love to start getting use out of our DVC purchase with this trip if we do move forward.

Takes about 3 months from the time you make an offer to the time you get your points. I would says 60 days is possible but would require a lot of luck. Sometimes it takes a bit longer than 3 months if people aren't on top of the paperwork and such.

But say 3 months from today would be December 20, which would give you about 3-4 months before Spring Break in March or April of 2017. That can be a bit dicey. DVC demand during March/April isn't nearly as bad as October/November/December, so you've got that going for you fortunately. Part of it depends on which resort and what type of room you're looking for. 1 bedrooms are easier than studios. If you're looking at a lower demand resort such as SSR, I think you would *probably* be OK. You probably won't get a studio at VGF/BLT/BWV and other higher demand resorts.

This is a useful thread regarding booking patterns.

ETA: Just for reference, we purchased 2 contracts. #1 took 55 days from the time of offer to the time I was able to set up an online account and access the points. #2 took 98 days from the time of offer to the time the points showed up in our account (we already had an online account since we were already members).

You'd probably be looking at January before you were actually in the system and able to book. That's late to be sure of getting something for Spring Break - I'm assuming you mean something in March or April, & probably the week before or after Easter. Best guess is that you would have to be very flexible with your choice of resort and villa size and quite possible be willing to change resorts (or room size) a time or two during your stay.

That said, you really don't know until you can actually book. Also, you may or may not have points to use, depending on the contract you end up purchasing. Many of them are "stripped" - have no available points to use for a year or so. (Take that into account when you make your offer).

My advice is to not plan on a DVC points trip for 2017 spring break (but you could get lucky).

Hoping you have good luck with your decision & purchase.

This is SO helpful - thank you!! :)

I know it's a long shot - am thinking we'll just try to book the best deal we can for this trip. It honestly gives us a bit more flexibility on what we purchase, too. Thanks for you help!

Happy to help! Yes, ultimately you shouldn't base your purchase on this one vacation since you could potentially have the membership for 30-50 years. However, generally getting so-called "loaded" contracts with old banked points is usually the best deal, and in your case I think there's a reasonable chance you might be able to use them if things go smoothly.

Spring break tends to be quite point intensive, and is pretty open right now (with the exception of the usual suspects - akv value, bwv standards).

We are actually heading to Orlando over Easter break, and we have a bwv std studio booked for a few days. However, we are likely going to cancel our Dvc rooms and pay cash for a stay at Wyndham bonnet creek (bc the bwv studio maint fee is the same cash got a 2bd at bonnet creek).

Maybe other ppl are thinking the same way. Good luck!

Last year at this time we put in an offer on Sept 5th, closed Nov 23rd and had out points and in the system around Dec 15th. So around 3 months is typical. There might not be much to choose from if you are in January and looking to book for April. I wouldn't put too much hope at getting something, but if you do bonus!! Maybe you will want to look at something later in the year to be realistic. It will also depend on the point status of the contract and if there are banked points or ones that will expire soon. You might be forced to plan a trip not at your ideal time, but any time is a good time for disney :-)

We are in the same boat. We are in ROFR at the moment (fingers crossed). I am hoping that we will be able to find a 2 Bedroom for the last part of May. We are able to travel all summer but would like to go before points go up:) GL to you!

We are in same boat as well. BCV contract sent on 9/8 and waiting to hear. We are hoping to book for a vacation in early April that we already have airline tickets for! From what I hear you will probably be able to book at SSR or AKV or OKW but if you have a specific resort in mind you may need to get on a waiting list and the chances are OK you will get what you are looking for.

Honestly if you haven't even started the process yet, there's no chance you'd get anything for spring break..

Your chances aren't that good but it's always possible. One issue that may not apply completely to your situation, is that rushing through trying to get that next trip in on points as an additional savings is almost never worth it. What's different for you is you have spent the time and effort to learn and understand, the only issue is making the final choices and getting things completed in order to get a reservation. For most they are likely to make an impulsive decision in the name of savings on that next trip. One option, though not necessarily one I'd do, is to make an offer with a rental option closing at the time of the trip so as to get that next trip in. It's not difficult to write the contract as a rental/purchase so that both you and the seller are protected and it can offer some advantages. Disadvantages are it gives more time for something to go wrong and it'll put some sellers off and thus reduce the pool of contracts open to you. It's an especially good choice for contracts with points that might not be used otherwise that would be very short notice by the time all is completed and can be win/win if you give a slightly higher price overall so the seller gets some return on points otherwise almost worthless. Just make sure that banking occurs where needed in the interim.
