Annual Dues Question

Earlier this year I purchased a resale contract with the points included and the annual dues caught up for the year. (I assumed annual dues for 2015) I've actually had two visits on those points already. My use year is December. I'm just wondering when the bill for annual dues for 2016 will happens? Is it dependent on use year? I thought I read they were billed December 1st, but nothing shows up online under outstanding balance for annual dues... Can someone please let me know what the time frame is? Thanks.
 
Dues accountings were already mailed to owners. The dues bills don't get mailed until after the association meeting next week, the accountings have to be blessed by the board of directors.
 
Oh, that makes sense...I haven't received anything - what is a dues accounting vs the bill? Sorry, my first go 'round with dues. I'm assuming that the bills will get posted online to my account (as an outstanding balance) around the same time the bills get mailed? Thanks again.

The due accounting lists the budgeted line items for your resort, how much for security, front desk, housekeeping, utilities, insurance, etc.

Yes you will see the dues amount online.

What you got in the annual report is the budget and resulting dues that will be voted on at the annual meeting, which is essentially just a formality as the budget will be adopted. However, the actual dues bill that comes later this month may actually require you to pay a little more or even a little less than the budgeted amount. That depends on how property taxes actually came out for the 2015 year. If the budgeted amount for 2015 was more than actual taxes, your 2016 bill will be less than budgeted for 2016 to credit to you the difference, and if actual taxes were greater than budgeted for 2015, you will be credited that additonal amount in 2016. When they create the 2016 budget they do not know what the actual property taxes payable in 2016 will be because the government authorities will not provide those amounts until after January 2016.
 
How are annual dues paid? Monthly or all at once? Or is it the members choice?
 
if you want to pay by credit card it's annually or monthly by direct debit, it's up to you which you choose.

The member website has this closure notice posted for Member Accounting. It looks like you can pay your dues by phone starting Friday afternoon so the bills should be viewable online by that time as well if not earlier:

Member Accounting will also have the following closures:
  • December 14, 2015: Closed from 11:00 AM to 2:15 PM Eastern Time
  • December 16 & 17, 2015: Closed all day
  • December 18, 2015: Opening at noon for Annual Dues billing

Perfect, thanks! I figured it should be this week, which is why I thought it was weird I couldn't find the date on any DVC board :thumbsup2
 
I bought gift cards to pay dues due to a grocery store promo plus I got a SW credit card that I had to spend $2,000 to get 50,000 points. I want to get it taken care of so that they can stop the monthly draw from my checking account in time.
