Annoyed..waiting for my appraisal.

I absolutely hate waiting for people.

I'm in the process of refinancing our home. We've been here for 10 years and we're dropping the amount of time for pay back AND we'll have a significant drop in payment.

We live close to the beach in SC, in a very good area and though we've definitely seen a drop in home values, we haven't swirly'd down the toilet yet. I've gone to Zillow for an online appraisal, it appraises our home at more than $100,000 than what we owe. I've looked at recent sales and figured price per sq foot. Those numbers agree with Zillow.

So, DH and I decided to try this last month or so. We used the same bank we're currently financed with. I applied online and was instantly approved. My credit score is above 800. All we needed was copies of our paychecks. ( I actually undervalued our take home when I looked at our checks ) and the appraisal.

The appraiser was out last Monday. He said, "No worries. You're fine." I emailed our person at the bank who we've been working with. She said she'd call me as soon as the appraisal came in. I got an email from the appraiser on Tuesday saying the paperwork had been sent to the underwriters.

Emailed, and left a message with our bank person. No return email or calls. Tick tock.

A week later.

Still haven't heard anything.

Friends who have experience in banking/real estate have told me don't worry. I've been told that if the house came in too low, they would have contacted me immediately. I've been told that the bank is probably getting the paperwork together for a new closing and that takes a little time.

I'm still waiting and nervous. And now becoming very annoyed.

What do you think? What would you do at this point?
 
We close on Wednesday. I never heard anything from the appraiser or the bank after the appraisel. Just a phone call with 5 days notice of our closing date. I think they are super busy with re-fi's right now. I believe your friend was right, they would have contacted you if there was a problem with your appraisel.

Wish we were dropping our payment, but we're just reducing the amount of time we pay on the loan (we re-fi'd 2.5 years ago to 4.62% so we're just going from 4.62% to 3.25% and putting another 35,000 down on the new loan). Isn't it great to think you'll pay it off sooner?
 
We got a copy of our appraisal when we refinanced last year. It took 3 weeks for it to come back. With them as busy as they are now, yours will probably take a while longer as well. It took us 4 months from start to finish to get through the entire refinancing process.
 
I'm in the process of refinancing too but we got a no appraisal refi. The rate is not as good as yours but we're still dropping 2 points from 6.1% to 4.1%. We are going through our current lender.
