AMAZING TIMELINE ON BWV RESALE

Thought I would post our timeline on our first DVC contract considering it was so fast and different then what I read on these boards.

Offer made: 11/21
Offer accepted: 11/22
Sent for ROFR: 11/25
Passed ROFR: 12/2
Closing Docs received: 12/15
Funds & Closing docs received from buyer: 12/19
Closed: 12/22
Recorded with OCC: 12/27

Now here is what was different then what we read on the closing threads. Today, I received a Welcome home email on an old email address, not the one registered as my email with my contract, email told me to call member services etc to get member ID #. I called using option #3 and #4, since that was what I read, and cast member had no problem giving me my new membership # and then I asked her to connect me to other dept. for activation code. I got my activation code and set up my account with no problems however there were no points in my account. I called back and they said my account just got set up and my points will probably be in there to book by Monday since they are closed Sunday due to the holiday. A few minutes later I logged out and back into my new DVC account and my points were in there and ready to book! I just booked our first trip at our home BWV resort with Boardwalk view!! We used Humberto at DVC resale market and they used Magic Vacation Title. Obviously they know what they are doing and do not sit on your documents. They let us know what was going on every step of the way. I highly recommend them and Humberto. Based on what I read I wasn't planning on to start to call MS to get my new member # until jan 10. Never heard of getting email but we are amazed at the quick timeline!! Thank you to everyone who posted all the info on this forum to help us with our purchase.
 
Brokers really don't have any reason delay closings, it's Disney/DVC who deliberately makes resale buyers wait. They have the ability to move things along buy IMO they use the delays to cause more direct sales. Maybe they are changing, maybe they just wanted to clear their desks prior to the new year.

Congratulations! We also closed on one recently with a similar timeline. Definitely much faster than earlier in the year. We also used the same broker and title company.

How exciting for you, cmsecq! I remember well those happy days when we were buying contracts. Now, sadly, we are selling and we have also used Humberto at DVC Resale Market and have been totally impressed by the frequent communication by Humberto and also the Title company, Magic Vacation Title. This would seem obvious; however, experience has shown us that brokers and title companies do cause delayed closings for any or no reason at all. We've had to deal with numerous instances of no responses, attitudes of "just get back in line, why are you even bothering us", blaming between broker and title company (happened on several transactions), charging us 25% more in closing fees than the original estimate given, trying to hit us for FIRPTA related charges that should be the responsibility of the international seller. Some folks are definitely more professional than others. I agree that Disney/DVC did make the resale process much slower in the past, but they have definitely improved in this area recently.

I am amazed at the difference in speed. We purchased our first contrat about 1 year ago. From acceptance to points in our account was almost 3 months(which was about average time). This time (using the same broker) we are under a month from acceptance to the title being recorded. Hoping to see points in our account in the next week or so.

Congratulations! Good to hear that you experienced a quick transaction as well.

Call MS, our deed was recorded 12/27. I called MS on 12/29 and was able to have them loaded into our account.
 
Our timeline was similar at BWV! I don't have the dates in front of me, but I made an offer around Halloween and booked our first DVC vacation on Christmas Eve. Offer to points in account was 6-7 weeks, and at least a week of that due to both the resale agency and title company not responding to emails in an appropriate time frame. Disney did a great job!
 
I looked last week and the contract was listed in our account, but no points listed. Called today and they said it may be a few more days. Checked my account 2 hours later and they were there.
We started this on December 2 contract accepted. Points in our account January 9. Much better than last time.
 
I think we are on track for the longest closing ever. Purchased in March of 2016. The deed still has not been recorded with the county. We will most likely end up seeking legal help to get this one finalized. :(

I'm so sorry to hear this! What is going on??

We put it an offer on December 4 and had the points on January 9...can't complain. Very sorry the same hasn't been true for you.

That is a long time! Our longest was six months with a foreign seller and an unresponsive title company.

Hope you get resolution soon.

I don't think I've ever read about a closing taking so long. I'm sorry for your rough trip. Any idea who is dragging their feet? Have you paid the final closing costs already? If not, I think I would consider bailing and start over. If you have, I think I'd be trying to put pressure on either your broker or the title company. Hate to bring an attorney into this, but you may have to.

I was hoping to avoid having to get an attorney, but it looks like that is what we will have to do. :(
