AKV2 Property tax 2009

I checked my annual dues final statement for 2009 and was surprised to see the property tax rate listed as .0376 instead of .9927 giving me a credit toward 2010 dues. Why is this? I'll take any money they want to throw back at me, but I would love to understand what happened.

Property taxes for dues are bases upon estimates. DVC sometimes over estimates or underestimates the actual tax bill, but they are usually not off by a whole lot. The difference between the estimated taxes and the actual taxes are then refunded or billed to the next dues year.

Understood, and I see the 2010 year's estimated taxes are pretty close to last year's original estimate, bumped up to 1.0010. What we have here though is hundreds of dollars in difference from the estimate to the actual. With the adjustment, we had almost no tax in 2009. I wonder if it has anything to do with any builders tax incentives which may have been introduced by the Florida government this past year to help the economy... I'm not from the area and not current with what's going on.

Possibly because part of Kidani was still under construction for part of 2009.

So when we file taxes, which figure do we use? We paid the estimate, but that's not what the tax amount really was. This is my first year filing taxes as a DVC owner.

We can only deduct the actual amt paid to the state. The rest of what we paid is still in DVC's hands and has been applied to our 2010 dues. So for my 160 pts, I can deduct a whopping $4.xx

I'm just a wee bit concerned that the rate is correct. DVC coming back to me demanding funds I've diverted elsewhere just because they made a mistake in their system would be very unwelcome.
