AKV vs. BLT vs. PVB vs. SSR - Advice needed

Is there any school of thought when BCV will begin to lose resale value? Obviously no one knows for sure, but curious.

I’m not the one to ask about 2042 resorts. I have too many points at 2042 resorts already, and I’m still looking to add more! LOL! 😀

For me, the expiration at 2042 is a positive because we won’t have any contract obligations after that. That timing will be right for us.
 
We call these first place problems 🤪. Congrats! I just closed on a PVB direct contract last week. I have two teens, 14 and 16. We also own at VGF too and when I was looking at adding I considered all of these resorts as well. We stayed at the Yacht Club 2 years ago and they loved it. Great pool and food options.
 
Currently debating buying resale DVC. Have two young kids and maybe have a third coming one day. Trying to determine of these resorts which people would recommend. Seem to be able to get a good amount of SSR or AKV for $90-$95 a point, with PVB ($150's) and BLT ($130's) being a bit higher in price. I know the distance from the parks is the biggest issue with AKV, but curious if others don't think it's a big deal.

My own non-valuable personal opinion: :-)
  1. I would go with AKV resale instead of SSR resale.
  2. Being at AKV feels like you're a world away, on safari in Africa somewhere. SSR looks like a nice condo/townhouse complex by comparison.
  3. Buy where you'll want to stay so you can at least get an 11 month booking window priority at a place you wouldn't mind staying at.
  4. and I think AKV would be more fun, cooler (as in 'oh that's awesome!') place to stay than SSR...EVEN with the higher % on dues.
  5. WHEREVER YOU END UP BUYING: keep in mind that if you end up having a 3rd child down the road, you'll eventually need more space. And like others have pointed out, not all studios will sleep 5. For example, AKV studios don't sleep 5, but a lot of the 1 BRs do.
  6. Compare the points charts of the different resorts you're considering...AND look at how many people the studios & 1 BRs will sleep AND how many points it "costs" to stay in either of those room categories for the different times of year you'll probably be going....that will likely steer you in a particular direction.

Do you have a spreadsheet you’re using for comparison? I am pretty sure others on here have shared theirs before if you don’t have one setup (not 100% sure but I think I recall someone sharing, might have been Reddit). We also have one and can share the basics we include if you’re interested. I’m married to an engineer so we live by spreadsheets.

That said, it should be individualized because for many the 2042 represents less financial value but for others they only want it for a certain number of years and like the earlier expiration date, especially at a tough to book resort.

$115 is a great deal on BLT, congrats!
 
For me when I was looking to add on I wanted to get a resort with a studio that sleeps 5. We’ll do a 1 bedroom in the future when points permit it. I have two teenagers of the opposite sex and my son stands over 6 feet tall. On top of that he’s also a sleep talker and a kicker. He’s an active sleeper. My daughter fits perfectly on the pull down bed and loves that.
 
We jumped into DVC this time last year, and considered a lot of what you've been struggling with. We're a family of 5, kids are currently 11, 8, and 6. Here's where we landed:

- Bought 150 SSR loaded for $84/pt. I know that kind of deal isn't common right now, but you never know until you try. That's over $4600 savings upfront on a BLT contract at $115.

- We ended up buying a small 50 pt at BWV a few months later. We squeeze all of us into a standard studio for 5 nights in early June just for that one. We will add on here eventually to move to a 1 or 2 bedroom with 11 mo. priority.

- We've stayed at every resort at least once (except BLT) on our SSR points, and of them all the Crescent Lake area is our favorite simply for ease of 2 park access and walkability.

- You're going to want more points. Full stop. Start with where you are comfortable financially and then add on when you can.

- We have 2 different UYs. No big deal. I don't think I'd want more than 2 though. We don't have so much that I can't manage it easily. I have one that covers spring/summer and one for fall/winter. That way I'm not gambling on not banking points to use them after the window closes.

I would say that Crescent Lake is a "buy it for life" purchase. If you get in now, you should just plan on keeping/enjoying it for the next 17 years. $105 is a great price and you won't regret having that resort. We don't even like the pool but love the resort itself and location enough that I would consider buying there too if the price was right.

Wow, eerily similar story for my family just about 2 years earlier. Started with SSR, added on at BWV and have been very happy. But we absolutely wanted more points so when prices dropped further we added more SSR and also picked up direct at RIV for cheaper than many people are paying for VGF resale (net net).

I'm impressed you've stayed everywhere except BLT in 12 months on 200 points! Is that just the WDW area? And I'm assuming excluding RIV and CFW?
 
There is always a trade off on how much you pay upfront vs. how much maintenance you pay along the way or how many more years you get on your deed.
Putting point charts aside and assuming you don’t need 11-month booking window, both SSR and BLT are great. BLT@$115pp is actually very similar to SSR@84pp in terms of lifetime per point cost. You pay $0.5 less maintenance per point for BLT and get 6 more years. If you care more about upfront cost at present, go for SSR; if you have extra cash on hand, I would choose BLT

We're fairly local so we do a lot of short trips. Last summer we did 4 nights/4 different resorts, which I don't recommend, but we wanted to try out everything and make sure we knew where we loved to stay. Oh we haven't done OKW, I always forget about that one, but I'm sure we will one day. We aren't huge fans of the monorail resorts, they always feel so super crowded and busy. WL is my fav of all time, but CCV did not impress us when we stayed in December, and having to book a 2BR there is kind of a turn off. We do like BRV, so I may get a small contract there specifically for a December long weekend stay each year.

I JUST started tossing around the idea of RIV direct, which has never appealed or made sense to me until recently. Talk to me about why you bought there. My husband really likes the resort, I'm not super impressed with it, but I do like the rooms I've seen and the location. I've been trying to book a short stay for our anniversary so we can try it out, but can't find anyone to rent from yet. I hate that I can't see availability b/c we're only resale.

edited to add, i do stalk the DVC reservations regularly, and availability fluctuates so much throughout each day, so I know that I'm not getting a room at Riviera in June unless someone I contact from a point rental post willingly checks and something just happens to have popped up right then. So yeah, very long shot.

We also rented points to stay there, hoping we would hate it and never want to buy there……we did not hate it. 😣
