Does anyone know for sure if they are extending buy in for members till June ?? And if so, do they still get 07 points and the $101 buy in ??
 
I have to assume the answer is a qualified yes.

The incentive, I assume, has to be extended for existing members since it's being offered to the General Public when they go on sale on Monday. $8 off per point or a complement of developers points which need to be used within 7 months (of closing or of purchase, I'm not sure...we're taking the $8, so I didn't ask). Now, I'm not sure how LONG the extension will be....but at least as long as they offer it to the GP...because otherwise you'd be paying more per point than new members.

Whether the $101 per point price will change for you, I"m not sure. For the GP, it's $104 a point with a 160 point minimum buy in (up from 150).

So far, all existing DVC members who've reported in have gotten '07 use years...but eventually, I assume, they will run out of those points.
 
Member price stays at $93, net until June. Nonmembers get $96, net. Everyone gets 2007 points until they sell out those phase one units (I believe). It is unlikely that 2007 points will be available all the way to June but there is no way for us to know for sure.
 

I talked to my guide about this very thing yesterday as I may want to add on more points. I have a Dec use year and he said that one is plentiful. He is going to call me if he thinks it's getting low so I can make my decision.

I just bought 100 AKL points:love: 3/2/2007. According to jim My DVC guy i bought from. The price for a new member will be $104 opening on March 5th.The price for existing members will remain $101 till june. I did receive the $8 per point discount. I don't know if that discount or even a bigger 1 might be given later. But he also said that they only had 34,000 points to sell till the new building construction started. The 34,000 was the total point value for the conversion of top two floors at AKL only. I would imagine that when it goes public March 5th the first phase would sell out rather quickly. That was 1 of the reasons I moved on the purchase. Thinking that if I had to wait till 2nd phase started there was a chance of paying $104 per point instead of the $93 I got then for.

Also I was given the option of having the same use month (august) as my BCV points. I will receive 100 pts August 1st 2007 and the maintenance fee for those points won't start till august 1st or when they have opening of AKV whichever is later. Prorated till end of year and billed to me around september at earliest, maybe a little later.

My BS detector just went off.

34,000 points is about two UNITS worth of points. That's two rooms out of the 140+ being converted in the lodge.

Do the math yourself. Look at the point charts and calculate the number of points it would take to stay in a Two Bedroom villa for 365 days. Take that number and subtract about 3-4% that DVC retains for maintenance.

The net result is the amount of points that DVC will sell for every 2B it places into the program. On 140 converted rooms, it's a heck of a lot larger than 34k points.

Guess it worked since he got the sale, though. :rolleyes1

What if I want an add on of 100 points BUT I don't want to use the same use year (February)? How will that impact me down the road? If I had the same use year as my master contract, could I combine the points to use for a rental OR would that be a 'transfer' even if the same use year?

Also, I'm more intersted in getting developer points than the discount. So if they have to be used within 7 months, does that mean they can be used at other resorts than AKL?

Does anyone know if they still have Feb use year?

For 100 points you will have to buy the same use year but if you were able to do it some way, they would be totally and separate contracts just like two different people. If you added on under the single master contract, you can combine the points with no restrictions at the 7 month window and for exchange options. It also gives you the larger total for banking percentages. Developer points can't be used at AKV and they would expire end of August and cannot be banked.
 
The amount stated would add up. I have read and was told by MS that only 5 or 6 units would open at first. if they are all studios the amount of total pts. would be very close. Also DVC retains about 20% of propertys for own use, not to mention maintainance. I also don't appreciate the reference that I was lied to to complete a sale. My BS detector is always working. I hate to defend, but the vacation club at Disney is the most honest company you will ever deal with. I have been a member since 2003 and consider it the best investment I have ever made, the cost to happynest factor is off the charts.

Although I don't believe he intends to, tjkraz often comes across in his posts as if he knows best. And perhaps he does -- being a newbie hear I am more than willing to defer to those with more experience. However, I don't appreciate when someone implies that my purchases or decisions are ill-informed or even the result of being naive or downright stupid. I'm certain he intends nothing of the sort, but that's how he comes across to me. And apparently he came across that way to you as well.

But, hey! I got AKV points coming on line this year. And those who hesitated might just find themselves shut out! :( So while I'm enjoying the view from my Savannah View room, :coffee: they'll be waitlisted!

According to the map provided by DVC, the area opening July 2007 would include rooms 5407 to 5437.

I, too, have always been a very vocal supporter of DVC. But these days some things just aren't adding up... :teacher:
 
Overall DVC guides are the cream of the crop but they are still timeshare sales people. I have known of many situations where they stretched the truth in some way to make a sale. To be honest, I think most of the incorrect info provided was honest though wrong, rather than truly being dishonest. The guides tend to believe the party line and that's especially true when it comes to exchanges.

For example, there have been MANY reports over the years about how close X resort was to selling out with the obvious prompt to get one to commit to a sale. Last fall there was a report that SSR was ?78% sold out (I think that was the number thrown around). But it would be of the declared inventory rather than the total resort.

In defense of Tim: I think he was making fun of DVC sales personelle and in no way implying anything negative about you Larry. That's how I read it, anyway.

I agree with Dean that even tho the salespeople for DVC are muchmuch better than the average developers timeshare people....they still want to make a sale and sometimes their information is somewhat omissive or inaccurate. No one's perfect. And if we can't poke a little fun at timeshare reps....is life really worth living? (hey...this is a joke, ok????)

I suspect that the 34,000 points quoted is 'per Use Year'. Most of the documents I've seen recorded so far on the Orange County web site are for 'units' that consist of 2 2-br lock-offs. Each unit is for a different UY, and would be approx 34,000 points per 'unit'.
 
I would appear that 2007 points apply only to phase I of AKV. If these are ~ 30 units then that's less than 10% so I would expect, given the initial demand, we will see these sold out before the June incentive expiration.

My rep ( Jim MC Coy) said they had 34000 pts to sell, I know there will be more added and maybe thats already happened, maybe not. But we know that there will be plenty of points once construction gets going full swing. I have no idea what the rule is about the points and when they can acually start to issue them in relation to what phase constrution is in. :hourglass
