Advice on selling a house FSBO

We've recently decided to put out house on the market FSBO. We're not worried about the marketing part (houses in our association normally sell by word of mouth) but we have no idea about the whole sales process. We have someone coming to look at the house on Sunday who has been asking if we were going to sell since last May. What do we do now? Do we need a real estate laywer? Or I have read sometimes title companies have their own legal department so we can use one of those? Do we provide a contract or will he do that with his lawyer? I really have no idea!

Sometimes I think the commission we will be charged is worth it, but DH does not agree, especially since most homes in our association are sold by owner.

Any advice on the sales process (I think we are set with the marketing aspect) would be great!!

The one time we did a FSBO we used a real estate lawyer. They weren't required where we lived but since we were by passing on the real estate commission to pay out for their expertise, we wanted someone to look over what we were doing before going to closing with the title company. We just wanted to make sure that someone understood what was required to put in the contract.
We had come to all the terms with the buyer before seeing the lawyer, so it was just a matter of him making sure the contract was legal.
