Advice on buying a place in Orlando

My folks are considering buying a place in Orlando. They want somewhere up to 30 mins from Disney, 5 bedrooms, private outdoor pool, near a lake (new villa).

They would also prefer for the area to be residential rather than for short term lets (although they may consider other areas). Does anyone have any ideas which areas may fit the bill.

Thanks for your help.

Julie

With a range of up to 30 minutes from Disney you really are going to cover a wide area. Do take into consideration that if you're looking to take rentals, to help to cover costs, then anything less than 10 minutes from Disney really does help in attracting those bookings, anything more than 20 minutes does make it more difficult to get bookings. If rentals aren't important than, basically, the further out from Disney you go the better nargains you can get. At the moment there is a lot of development along I27 ( this is at the western end of 192 ) there are some really good deals available down there and particularly so with $£ at it's current rate. Of the developements I've seen in that area I liked Southern Dunes and Highlands Reserve but there are many ones I haven't seen as yet. South of the 192 is the Poinciana area, again it is a little bit of a drive, but some REALLY nice houses etc down there.

I would suggest speaking to a reputable realator and try to get some information from them. I'm happy to recommend Peggy Morris who has handled all the things for my house. She works at Premier vacation Homes and her number is 001 407 396 2401.

While it's fine for people to recommend areas and ideas , really the only way to get a good feel for which area you want to live is by spending quite a lot of time in the area and finding an area that has the right feel for you. I would say I deliberated for probably 3 years over where I'd like to buy and I probably cover quite a lot more ground than most because I'll drive up to an hour from the usual "stretch" to play golf.

It's a REALLY big choice and needs to be given a lot of thought.

Vernon, thanks for the reply and the very useful information. I will pass this on to my folks.

They are planning on going out there after the summer to have a look round and suss out the areas a little but I'll pass on to them what you've told me. I guess anything that important you need to see the area in the flesh and speak to the property agents.

Thanks again

Julie

I would urge your Folks to do as Vernon suggests, and take a LOT of time looking around before they decide.
New American homes are the stuff that dreams are made of & it's very tempting but;
Are they sure they want to be in Orlando?
Do they want to rent out?
Are they Disney mad or do they like the beaches as well?
Are they keen on golf? Try looking around Naples.
Are they able to tolerate the humidity? Beach side usually has a breeze.
Have they thought of Sarasota?
Lots of new stuff going up there & only a 2 hour drive to Orlando.
Weather is usually better & drier on the Gulf Coast especially Sarasota southwards.
So many choices.
Let us know how they get on.
Regards,
