Adding Resale to Direct Buy Contract

I have no doubt this has been answered before and I probably have read the answer as well, but sometimes I cannot retain all the information I pick up here. I also am new to DVC this past June, so still trying to get my bearings about it all.

With all changes that are coming forth for resale vs. direct buy we are looking for resale contract to add on at BLT. Our inital purchase was just to start off with and figured we would add incrementally in the next 1-2 years or so. However with the changes coming we are moving our plan up.

If I purchase a resale contract for BLT, same UY will they essentially act as one big contract? I know that if I purchased directly from Disney they would, however not sure how the process works for resale. I already have a membership number so would I get a second membership number with a resale purchase? I know they will be two separate contracts so when making a reservation how does it work if I have to use points from both of the contracts.

Hope I am making sense, thanks in advance. I am pretty sure I have it right in my head, but what to make sure so I figured I would check with the experts here. Thanks. :goodvibes
 
If you add more points to your contract via direct sale or resale, all of those points are lumped together and can be used as you will for DVC stays. Lets say that you have 160 points and you add another 50 with the same resort and use year. You will see 2 contracts onn the member web site. The first contract number will end with .001 and the add on will end with .002, but you will have 210 points to use. If you end up needing 3 points from the first contract and 10 points from the second contract to make a 1 night reservation, you can do it no problem.

The recently announced changes (direct sale add on vs. resale add on) shouldn't affect you as long as you are using your points for DVC stays.

Things get a bit more complicated if you have multiple resorts in the same use year, or even more complicated if you have multiple resorts in multiple use years.
 
Thanks Scott, that is pretty much what I thought. Although being newer I always like to check things out. The whole multiple UY/Home Resort thing actually makes my head spin thinking about, :laughing:. I would have to have quite a few more years experience with the basics before I could go down that road. Thanks again. :goodvibes
 
Not exactly as described above. If you buy same use year resale, it will be treated as a new and separate contract unless you actually request through Disney before closing that the contract become one that is treated the same as an add-on through Disney in which case Disney will just add it to old contract and treat it for purposes of reserving, banking or borrowing as one large contract. In other words, you just have to make sure you request that be done if you do a resale.
 

Okay thanks for that info. So if I ask Disney to make it one contract, does that literally means one contract? Sorry for a stupid question. I would actually like to keep each separate so my kids can each have one when they are older. If there is only one contract then they have to "share" it which I guess really isn't a big deal. So I guess what I am asking is would the total points would be combined to become one. If for some reason I needed to sell would have to sell the entire thing or could I sell the points in the crements I purchased? I don't plan on selling and want to keep my DVC for the full 50 years, but you never know. Sorry for my confusion. :confused3

They will be under a single membership number, separate contracts. Just like add-ons purchased through Disney. You could will, or sell, each contract separately.

Just be sure they are titled the same way as well. That is necessary, along with the same UY, to keep them all under one membership.

And, as others mentioned, be sure to have your resale broker alert Disney, write your membership # on the paperwork, and follow up with a call to Disney letting them know it is coming.
 
If you add on via resale and title the resale exactly the same as your first contract and ask the title company to make sure your add on contract is combined with your existing DVC contract (thanks for catching this Drusba) then all of the points would be treated as if you have one big contract.

Some people make their initial purchase from Disney and intentionally split it into multiple smaller contracts. For example a 250 point initial purchase split into 5 50 point contracts actually shows as one master contract number on the web site with .001, .002, .003, .004 and .005 extensions. The two advantages of doing this is the flexibility to sell off some of your points in the future at a slightly better price. (Smaller contracts generally sell for a higher price per point because they are in greater demand.) From a point usage point of view - this is really one big contract.

Now if what you really want to do is have 2 master contracts of say 200 points each to pass on to your children, then you will have the job of managing your points more closely. It really isn't that difficult - many member successfully juggle multiple home resorts across multiple use years, but it does require you to pay more attention and to be very specific with Member Services regarding which points to use when you call to make a reservation. Think of it as owning 2 timeshares.
