Add on-Direct Question

I am buying a 50 point resale contract at HHI and I am talking to my DVC guide about buying 25 points direct in a cash purchase for the same use year and home resort.
(Direct price is same as buying resale for 25 pts after closing/etc.)
After my DVC account is created after closing my resale, my guide said we will be able to purchase the add on points.

1. Will I be able to pull all 75 points at 50% borrowing? Or will it be 25 points @ 50% and 50 points @ 50%?
2. Will I have to pay annual dues for all of 2021 since I am buying direct around May for Dec use year?
3. Will my 25 points from 2020 and 2021 appear quickly into my account after closing direct through Disney? (Guide told me I can get current 2020 points included)

Dues are based on a calendar year, not UY.

Your dues for the direct purchase would be a pro-rated amount based on the number of days remaining in the calendar year from the date of purchase.

It is 50% per contract. So, with a 50 and 25, you’d be able to borrow 25 and then 13.

But, being that they are same resort and UY, it should not matter unless your resale contract is void of 2021 UY points.

my resale contract has 2021 points and my add on would have 2021 points as well
