? about purchasing and reselling

As some of you know, my wife and I are looking to buy into DVC but with a smaller point contract (60-80ish). Apparently not that easy to find. With that in mind, could we purchase a larger contract, perhaps even from DVC itself and then sell off a portion of that? Are there any rules that prohibit that? If not, are there any specific reasons not to do that? Just trying to look into all avenues. Thanks agains for all the great responses and help so far.
 
You can't break up a contract. If you buy a contract for 150 points, you can only sell it as all 150 points.

I just purchased a 50 point contract from the sponsor of this board "The Timeshare Store" on Friday. Jamie is helping me and was FULL of great info. If you call her, I'm sure she will FIND you what you are looking for! She is GREAT to work with! Good Luck!

From what I've read, the small resale contracts get snapped up fast so the best way is to follow Donna's suggestion and contact a reseller or two and let them know what you are looking for. When it comes available they call you before advertising it so you get first dibs

When we called I was told that the resales go up on the website at the same time as they are given to the sales people. I did contact TSS last Monday but did not hear about the 50 point contract Donna got on Friday. :sad2: Oh, well, we'll keep trying. ;)

Where are you looking to buy at? I'll keep a lookout for you, too! I know I was luck to get the 50 pointer so quickly, maybe I'll have great luck for you, too! (the 50 were at VB) (I scour for small contracts all the time now. :teeth: )
 
They do put the listings up at TTS pretty quickly, which is understandable... the sooner they go up, the sooner they sell (especially those smaller ones).

If your agent is actually the listing agent, chances are they can give you the heads up before it is going to hit the website (even if it's just a few minutes). You could also give them your max price per point that you'd be willing to offer and the agent can make the offer for you and save some time.

So if you max price on a 50 point contract at OKW is $75 per point (if it has current year points), then when something comes across they can tell the seller that they have someone that will offer that. Then it is yours before it even hits the web.

I have seen quite a few smaller contract listings in the past week. Including BWV, BCV, OKW, and SSR. I think TTS even has a "stripped" 35 pointer at BWV that is not yet pending. (although I don't even want to think of the end price on that one per point with the closing costs added)

Oh, and if you see a listing out there that has shown pending for awhile, ask... maybe it has fallen thru or likely to fall thru and you can get in on it.
 
We had 4 small contracts come in Friday from 25 to 85pts. All are sold!

Check with your agent! Get on their list! Keep watching!

Thanks Tom, I will. I did think I was on Kristie's list but I will call again on Monday to make sure.
 
There is a 35 pt BWV listed on TTS right now. You could buy that one, and then add on the additional 25 pts via DVC (their waitlist is real short for BWV).

According to TSS's web site, they are open 7 days a week:

Monday - Friday (9am- 9pm)
Saturday (9am- 6pm)
Sunday (10am-6pm)

I also think they are open today. Call, and get it before it is gone. Then, when you close, call DVC and add on. You can add on as few as 25 points, but if you want to finance, you have to add-on at least 50 points.

Your uy for your add-on will have to match your original contract (in this case, Dec)

We missed out on a 50 point OKW when we were on the list. When I called to fuss, I realized that we weren't the only ones waiting on the same package. So, TRY to be patient. We got a call about 5 days later and got our 50 points. Hang in there.
 
That 35 point contract at BWV... just realize that when all is said and done (at the asking price per point), you will be paying about $98 per point (with no points until next December). That's a lot for a stripped contract.

If that doesn't appeal to you, you might want to hold out a little longer. The less points you get, the more you will pay because of the closing costs.

That is true, but sometimes it is good just to "get your foot in the door". Remember, closing costs are based on the size of the contract $$$$, so the smaller the contact, the fewer the fees. Then, you can add on via DVC with NO fees. Closing costs are always high on small contracts, but it is the "trade off" for getting into the system without the 150 pt. minimum.

Just remember to ask your guide when he calls you to offer the points to BANK the current points if you don't have a trip planned before December. Get those puppies banked IMMEDIATELY when you say you will purchase them.

I just wanted to make sure they knew before diving in head first. I know all about the "premium" for the smaller contracts (I'm closing on a 40 pointer at OKW now). IMO, I got a really good price per point ($74) and then had about $9 per point to add for closing so my final was about $83 (I ended up with a stripped contract too, but worked out good for me because the points come up when I need them).

If you really want BWV, then go for it. You can add on thru DVC at 92 per point once you are in. However, if you are not as resort specific, you could hold out a little longer and maybe get a contract, with more points, at somewhere like OKW for the same money.
 
I looked at that info as well and I am concerned about the points coming due on 12/1/2006. Does that mean we would not have any points to use until then? (We are planning on May 2006 for our next trip). Also, what do you mean by 'banking the points immediately'? Still a little foggy on some of this stuff. Thanks again!

Yes, it means you won't get any points until 12/06. But, remember...you can "borrow" your '06 points into '05 if you need them. I know, it really stinks not to have '05 points, but on the bright side. The seller will pay '05 maintenance fees, and if you need more points, you could always have someone "transfer" them into your account.

When you buy from DVC, you get all current points (in this case if you were matching a Dec UY, you would still be in your '04 UY). If you ask when you add-on, they will "bank" them into your '05 UY. That means, this December, you would have double the number of points you normally would have. Say you get a 25 pt contract from DVC, ask them to bank your '04 points, and you will have 50 pts in your DVC contract in December. Then you will get another 25 pts in Dec. '06.

BWV is a REALLY great place to own small contracts at because of the lower "standard point" option. It's kind of like getting OKW prices at a BWV location.
