A question about renting a house...

OK maybe two questions...:goodvibes The place we love to stay at has gone Sat to Sat, they told us they would make an exception for us as we had stayed there 4 times but then said no...holidays...whatever...I understand this is a business decision, I don't like it but can't change it. So I am off to rent another home for next Christmas. Had one rented or so I thought and they changed their minds, they are going down over the holiday. OK begin again. I got all the information all over again, want WP, WH is just too big for me. The place I like is for sale. What happens if it gets sold am I up a creek with no rental? If they transfer my rental can they then charge me more money? DO I just rent at my 2nd choice? Please help and TIA.
 
If a home gets sold before your vacation then it really depends on who buys it.It may be that the new owner has bought it to live in rather than rent put or for his own family to use alone .If the new owner does want to rent then really it is up to them if they choose to take the bookings with it -most would but it isn't compulsory.I would be inclined to go with a second choice .
 
Well WP and WHR are pretty much the same size, so I'm a little surprised to hear you think one is "too big!" LOL..same builder just one is a few years newer and slightly closer.

Anyhow, in 99.999% of the cases someone buying a home would be buying it with the bookings in place, it adds to the sale price and value of the home.

What I would do if this is a concern, is get them to write a guarantee into the ERA contract that your reservation and your rates / terms & conditions will "survive" the sale of the property and they guarantee it, it really shouldn't be an issue. This will force the current owner to make sure that whomever they sell it to puts this into the terms of their sale, and you don't suffer as a result of it.

We just acquired a 2nd townhome in early Jan and we honored all of the existing owner reservations (even though some were taken at an unacceptably low rate). We figured it's better to make people happy and get the bookings, and if they're super happy they'll hopefully tell their friends and such and come back again sometime!

The real estate market is still very soft, there's a pretty good chance that the house will still be on the market by the time you come, unless they have it priced ridiculously low. Keep in mind that bookings in place adds to the sale value / price of the home, so they should be very motivated to get you to come and keep you happy! If not, find another place.

I think I would go with my second choice as well.

But don't forget, there are quite a few other developments right in that area that might have homes with all the amenities that you want - so no reason to "settle for" your second choice.

I would recommend talking to the owner if you love that home. If after that you would rather have a place that you know won't be sold, I would recommend you find a different home for your trip.

I don't mean to make anyone paranoid, but if your house you have rented is sold, and they say your booking goes with the sale, it does not 100% necessarily mean it will- For instance, I had a phone call yesterday-- I was trying to help some folks out yesterday with seeing if I could accomodate them in my rental home- these folks had a "confirmed" booking that was to "transfer" with the sale in somone else's home, and the new management company refused to honor it, so they were stuck- . Most folks are 100% okay, but if it makes you nervous, then truly, I would ask if your potential home is listed or if there any plans to list it so you know...
(As a sidenote, if we EVER put one of our vacation homes on the market, we tell the guests if it is on the market when they actaully book, and give the guests a clause to opt for moving should they wish to- I wish more onwers would do so)
 
I am still trying to book a home. We decided not to book the one on the market. We never actually emailed the owner, I thought it was, but she is actually the propertay manager. She understood and said she may have another house for us. I guess I am in mourning, shoot we have used that other house 5 times-I thought it was 4 but it was 5. Just won't seem the same. Thanks for all of your advice.

That is sad that you wont be going back to the same house! On the othere hand you may find another home you will love just as much if not more!
