A hypothetical situation

I think I’m going to start small. Around 180-200 to start
We're all wondering whats going to happen when 2042 comes and there's way less resorts to trade into and then all our resales are blocked out of the newer ones too.

If its impossible to get in anywhere and washing points is an insane price, that will be the end of DVC resale for me and I wouldnt want to deal with a single 700 point contract from one of the least popular resorts if thats how it plays out.

I will have enjoyed the 16 years i had sleeping around and hopefully get something back in return!
 
I should probably get the one with 170. It has a 4 star rating on dvcforless ..how much stock do you put in those ratings? It has full points on it and I already have a trip planned for January so I wouldn’t be using this until late 2026/early 2027 anyway

For one bedrooms you're going to need that 250 and if you have a trip coming up in 10 months or less that you want to take for sure I wouldn't wait. I started my process eight months before our planned trip and it was not enough time to have 7 month priority and I naively thought it would be plenty of time to book something stress free 🤣🤣

I also wouldnt buy international or the divorce situation. Youre lucky you found out about that. My first contract was international and it took forever to close, it was agonizing.

Sometimes international buyers do not have access to a US notary and they have to go to the US embassy and it can take months just to get an appointment, if there are even any available, and the resale brokers are not in any hurry to close or helpful at trying to find better solutions, or at leasr mine werent.

Buying a dvc timeshare is not like buying a house. I was expecting to have an agent that cared and that I kept in touch with a lot and, well, my real estate agent was like a therapist for me and friend during the homebuying process of our house, dvc was not like that.

At the end of the sale my DVC agent was like congratulations I know how much this means to you and your daughter and I dont even have a daughter 🤣🤣 No cares given 🤣🤣

One of the first questions I asked a broker was, who do you represent? They represent neither buyer nor seller - they are merely a transaction facilitator. They make money if a sale occurs and more money if the price/point is higher. You haven't probably gotten this far yet, but some brokers will let you pick the title company to use because the title company is actually the entity that does most of the work to close the purchase and sale. And, I think it's fair to say that not all are created equal, both in price and service. I think two of the better regarded ones by folks on these boards are dvcclosings.com and masontiitle.com.

AKV - well, you're a 1 BR preferred view person, which at AKV means safari view (which I personally think is great). You need home resort priority during the holidays (sort of like almost every DVC resort more or less), and you need home resort priority for their value and club level 1 BR villas. Someone can correct me if I'm wrong, but I believe you can't guarantee a view with those and they can be incredibly difficult to book, even if you're ready to go at 8 am 11 months from your desired reservation date - people probably "walk" them. The club/value room inventory is very low and they are a quite unique category of rooms. For all other 1 BR villas (really, regardless of view), you'd be better off economically with SSR points and using them to book AKV when you want to stay there. They're pretty easy to book at 7 months.
 
Sharing - just saw on a FB page from a prominent, well known DVC resale broker. Apparently, Disney will not accept transfers from 12/1-12/17. So, that will be a further delay built in to any contracts you might reach agreement on today. I'd say it would be virtually impossible to pass ROFR and close before 12/1, so the earliest one could expect to have points in their account for a contract entered into today would mid to late January.

Yet another reason to wait for anyone in the resale market right now.

- would book the preferred view at 11m, there’s a boat to WL and I don’t have to walk the reservation, can set a waitlist for BRV, on monorail for holiday displays
150x2 at SSR at $90

Or 150 at new resort of choice and break the budget a bit oooops

absolutely all contracts in same UY
always book at 11m/7m
will need to set waitlist asap and continue to stalk with those SAP
learn which rooms have greatest number to have success in sap
eta: dues would be about $2085+$2562 this year and increasing each year

If I personally had $60k fun money I would buy 150 direct at Poly because they can be combined with my current resale sap points. Then I would buy more points at BLT to have enough for the whole week in 1bdrm. I’ve learned that I prefer the monorail access.

I'd consider this. But I'd probably buy a smallish (150 pts or under) resale contract first, then decide if you want to add on a second contract as resale or direct so you get the best pricing if you choose to do direct for the second contract.

For locations I would consider, I'd prioritize cost and dues. I don't think it will be too challenging to get into BRV in 1 bedrooms at 7 months at most times (aka, not December).

My picks would be Polynesian for direct, and Copper Creek (honestly this is my #1 resale pick here but I know it hasn't interested the poster), Saratoga or Bay Lake for resale. Animal Kingdom does have higher dues but is cheaper up front too and has a reasonably long life as well (if you like this location I would consider it).
