If you're going to travel after September 2026 on a September UY you will be in the 2026 UY and you can use all three UYs (2025, 2026, and 2027) like I mentioned. In that case you probably would want to continue making offers because 90 days for a contract would land you in January and you could start booking in the 7-month window for September 2026 in February.

I have a January 2026 already planned but I may want to add on a small contract direct. The deals/incentives aren’t that great right now. Are they better if you are already a DVC owner?
Slightly better on occasion and only at certain size purchases. If you are financing, there are better financing deals for current members. I think you have to have been a member for a year and never been late on DVC payments.
 
A strange quirk with this 170 point contract..the seller can’t close until January 6 2026 because they have a reservation . The broker said it doesn’t affect the points but is it a red flag?

No..but more reason to offer less, move to another, or wait until closer to that closing to even buy it.
 
That the thing if home resort is SSR no need to have 11 month advantage to book Dec. Buying now wont give her 11 month advantage anywhere for Dec actually.

Except for December, it can be very tricky if one doesn’t book during home resort period, even for SSR owners.

Things can go fast even for SSR so I’d say having a contract to book in time for Dec 2026 is not a bad idea.

Seeing it’s already Oct 31st, the chances of this closing by Jan 6th is slim anyway.

I have been involved in 4 delayed closings and it’s not a red flag at all.

For Dec of this year at SSR you can book at least 50% of Dec right now. Other resorts are also available to book for Dec.

Except that’s not always the case and I can tell you plenty of resorts have been sold out for lots of December dates

And, if the dates you want are gone does it really matter if other dates are there?

The point is that December is a hard to get time and there are dates that even SSR owners need to book during home resort period.

I still stand my ground that buying right now is not the best advice and that choice for the OP and could be very much regretted.

Yes. But there are people on this board who own far more points than I do. I have just over 1k points. Some of the others here have far, far more. I know there's a sizable group who has 2k+. But also, I spend an ungodly amount of time at the resorts. And again, others on this particular board are there even more.

I think there is an initial point minimum to buy direct if you are not already an owner (have a member number). You could always call a guide and ask what inventory is available if you wanted to use new direct points for your Jan stay instead of cash….

I wouldn't worry about that; Jan 6 2026 is about when you'd expect to close on a contract you offered on today anyway.
