A couple of addon questions

We have 100pts at BLT with a August UY. Like many before us, we've come to the conclusion that that's not enough, so we're in the market for more points.

After running the numbers, I'm thinking of adding 200pts at AKV. My questions are:

1. If we get an August UY again, will I be able to use all 300 points interchangeably at the 7 month mark? Or will they be separate contracts that will require transferring?

2. Assuming we purchase this contract in January/February of next year, will we get Aug 2021 points? And if so, how does that work with dues? And if I wait until after March 31, am I screwed with the banking deadline? I'm planning on buying direct if that makes a difference (resale prices have gotten so high that it makes more sense for us to go direct), but we won't be using our points until November 2022.

1. You would be able to combine the points for reservations made once inside the 7 month booking window.
2. As long as the purchase is done prior to August, you should receive points for the current UY (Aug 2021 in your case). If purchased direct, DVC will allow you to bank those newly purchased points even if after the banking deadline.
 
They usually let direct buyers bank after the deadline but you should ask for confirmation when buying.
The dues you pay are pro-rated so if you bought 1st Feb you would pay 1 months less dues than buying 1st Jan
The unknown here is whether the direct pricing and incentives will change much until then
 
Dues are calendar year not UY. So you’ll be charged a prorated amount based on when in the year you are using them, if purchased direct. Likewise, DVC has historically allowed direct purchasers to bank points even if the deadline has passed (though you have to do it soon after purchasing).

if you purchase direct and are paying cash/credit card, you can also spread payments out over 90 days at no charge. If you have the Disney Visa Premier you get 2% cashback and 6 months 0% interest on DVC purchases.
 

Just to add about late banking. While subject to change, the home resort rules abs regulations do specifically say it will be allowed for new purchases.

The key with sold out resorts is that they have to have the points in stock for your current UY to sell them to you. They have the ability to change UY but they still have to have enough of those to make it work.

As mentioned, dues will be based from the day you buy for that calendar year. So whatever date you pick in 2022 to buy, the dues will from that date forward but points you receive won’t change unless you buy after Aug 1st.

You should receive Aug 2021 points because you would still be in your Aug 2021 UY.

I guess my follow up question to that then is, if dues are calculated by calendar year, and I paid my 2021 dues in 2021, how does that affect the dues for these new points? Or does it not? I'd pay 11/12 of the 2021 and 2022 dues?

Dues for points purchased direct are prorated from the date of purchase. If your date of purchase is 2/1, you would be billed for roughly 334 days worth of dues.
 
I haven't seen this mentioned so If you purchase direct, you'll receive a bill for prorated 2022 dues on those 2022 points a few weeks after closing. If you buy resale, you'll owe your portion of the 2022 dues in your payment after you clear ROFR.

Is that correct? I'm just confused why I'd pay *more* 2021 dues if I were to purchase the points later vs now.

You would be billed for 11/12 of the 2022 calendar year dues. You would not owe dues for calendar year 2021.
 
Just purchased direct in June 2021 with October UY We recd 2020 points and paid no dues on those and then prorated dues on 2021 points at X# of days, it ended up being around half of what the full dues will be for 2022.

We are already thinking of adding on at BW with same UY, if we purchased Dec 1 2021 am I correct to say that we will recieve 2021 points to be used by Sept 30 2022 and pay 10/12 of the dues amount? I don't know why I am having trouble understanding this, I guess it's because we didn't owe any dues on the 2020 points as described above. Would it make any difference if we waited until Jan 1 2022 to purchase other than the obvious one month less dues?

You will get the points if they have them. If they do not, they won’t sell you an Aug UY and will put you on a waitlist.

Dues go based on when you are an owner. So, anyone who buys in Feb 2022, not matter their UY, will be 11 months worth of 2022 dues.
