A Close Look at the OKW 2004 Dues

As mentioned in the other thread, dues for OKW went from $3.4944 to to $3.6766 or a roughly 5% increase.

A real big hit to the budget is the drastic reduction in Interest Income. In 2002, OKW had $417,000 of interest income coming in. That's down to $92,000 for 2004. A pretty big hit. (It was $209,000 in 2003). Member Late Fees & Interest are up (a commentary on the state of member finances?) as is Breakage Income.

The amount we are contributing to Capital Reserves and to the Estimated Real Estate Taxes were both increased.

Looking at the Operating Budget, there are increases and decreases. It looks like DVC is doing their best to contain costs. Housekeeping has been reduced 1%. Member Activities and the "DVC Reservation Component" have both been cut. The amount budgeted for Legal was also reduced. I'm curious how Income Taxes were reduced 57% or $174,000 but I assume they know what they are doing. Maybe the loss of interest has reduced the tax due?

The biggest percentage increase is once again Insurance. It is up 31% or $257,000. The next largest increase is Admin & Front Desk which is up 16% or $427,000. Maintenance is up 7% or $186,000. Also up are Utilities 9% ($114,000), Management Fee 6% ($114,000) Security up 8% ($34,000) and the Annual Audit up 5% ($525). Fees to the Division (paid to the State of FL) stayed the same.

Until the incoming Interest improves and/or Insurace costs are contained, I guess we will continue to see increases. Both of these are beyond the control of DVC. I want DVC to be prudent, but I would hate to see them make dramatic cuts to the way the resort is run instead of making nominal yearly increases.

So, what do folks see at the other resorts? Are Interest and Insurance the bad guys there, too?

I haven't seen the the actual numbers yet, but with a post like yours I guess I don't need to....wow!! Very detailed!! I agree, I think DVC is doing a great job of balancing the level of service against controlling costs.

Thanks for the info. I don't have any previous years to compare to so I can't help you out with the BWV statement.

Although I must say I am surprised that the biggest allocation of $$$ goes to housekeeping.

what are the mangement fees, for??

did you forget to mention transportation??
 

How does this increase compare to any increases on the other properties? Does anyone know what the other properties are?

Oops! Yes, I did. Transportation costs are up 7% or $189,200.

The description of the Management Fee is "Fee paid to DVCMC for providing management services (including home office expenses) to the Association according to the Property Management Arrangement. " I guess it 's the cost to run the operation.

I've been comfortable with the dues. I feel DVC does their best to balance cost containment and keeping the resorts running at the level we are accustomed to. I would like to see a return to the days when dues stayed fairly constant but I'm glad to see a smaller increase than last year.

Although OKW dues are still currently lower than most other DVC resorts,;the actual % increase for OKW per year has consistently remained the highest % increase every year out of all the WDW DVC resorts!!! One never knows, but if the current trends continue there might very well come a time when all the WDW DVCs resorts yearly maintenance dues will be basically the same!!!!!!!!!!!!Oh my goodness, Horrors!!!!!!!!! Rich, et al, get the smelling salts and the heart medications out!!!!!!!!!!!!! LOL!!! :p

Thanks PamOKW -- With inflation running about 2.2%, this increase is significant. Weather related losses in the insurance industry, health insurance increases, especially in the perscription drug area and the low interest rate environment maintained by the Fed are probably the blame.

Because of the low attendance Disney has been unable to pass these same cost increases to guests in the form of higher resort rates -- most staying where they were for 2003. In DVC they can pass on those costs in the maintenance fees.

Still a good deal though!

Looking at the chart posted elsewhere on the boards, "every year" would mean the last two years. If you look back further than that, OKW dues had roughly the same or a lower percentage increase than some of the other resorts. It is true that we may eventually see all the resorts in roughly the same ballpark.
