It just went on the market - the first showings were yesterday.. It actually "appeared" in all the multiple listings for the past week, but my realtor put the "now show till the 19th" clause in there because it attracts a larger number of people all at the same time..

We did that when we sold our home. We did a listing with delayed showing so no one could see until the open house. More than just the typical lookie-loos It led to serious buyers coming with their agents on the open day and we had our home sold within the week. Hope it works the same for you!

This definitely is the new trend with realtors now and statistically it has shown to be much more effective..

Hopefully that will hold true for me as well - but since this realtor is also a good friend, he will continue to aggressively advertise and do more Open Houses if necessary..

OUr realtor had to fend people off the week before the open house. She couldnt even show it if she wanted to. In MA if she put on MLS with delayed showing, she legally couldnt show it until the date she specified! We had people casing the place the whole week before!
