With new points going for $84 each and expecting a 10% return on my investment and annual dues at $4.11 the I believe the cost of my rental points is $12.51. Why give away your investment at $10 a point? Anyone want to rent some points for $12.50 each and get a deal?

It is time that members stop cutting each other out by lowering the standard...if we all stick together we all profit
time to raise the rate!!!!!!!!!!!!!!!!!!!!!!! $12.50 pp

Please, oh please, tell me where anybody is getting a 10% return on 10 or 20 thousand dollars!

As a member who would only rent to another member to help them out, I am not ready to gouge them. I sure would not want that attitude from another member if the situation were reversed.
But...I guess I live in the land of " wouldn't it be nice?".
As to renting them out, well, in this economy and lax travel, I think anything above 9.00 per point would be ok.

I don't catagorize my DVC ownership as an investment or as an income source. It's VACATION.

Good luck with the way Disney is discounting hotel rooms and the need for so many people to scale back their own point usage due to the current economy and fire sale points.

Go ahead and charge whatever you want for your points. But I recommend you not collude with others on a going rate. Sticking together to raise the rate on points is (I am not a lawyer) of questionable legality.

Nuthut has a business renting points. He often rents out prime hioliday time and other Sun-Fri ressies on Ebay. He comes on here once in a while trying to rabble rouse for people to ask more money for their rentels.

Six or eight dollars a points is more than fair.

This is a banner day, I agree with you!!!!

Legal or not, it sure stinks. I find it very amusing that everytime something like this comes along, be it rental of points or a bashing of a car rental agency, someone with a new membership follows in agreement. Could someone be backing up thier own posts?

Please tell me this is not true. If it is, it is a shame that this happens.

PS- I could go on for ages as to why you should not figure lost investment income on DVC.

As I recall from Economics 101 the market sets the price. You can talk (post) all you want but the market does what market forces dictate. Life is too short to fight the market.

Oh and Gail the word you are looking for is shill: A decoy who acts as an enthusiastic customer in order to stimulate the participation of others.

That would work perfectly IF I thought two people were involved,
which, I do not.

Yes. If you don't want to tell everyone. just PM me...I, too, would like to get 10% return on my investments.

Paul;)

I think everything you put money into is an investment. Otherwise, why would DVC sales try to present to you the break even point. They are trying to show you that you are investing your dollars properly, and after the break even point, you are getting some sort of return. As well as the enjoyment.

Another way to analyze the price per point is what is the approximate rack rate times the number of days divided by the number of points needed. Then you can really see if you are "gouging" other members.

Example: (I just stayed at BCV) #319 * 4 = $1,276 / 52 = $24.54. I realized that I did not account for taxes and some other smaller items. Under this approach is $12.50 too much or absolutely reasonable? I am an accountant so I feel the need to analyze the numbers.

I have one unrelated question: While I like the site, why is Zurg advertising a web site on these boards?

Unless they changed the rules while I wasn't looking, you are allowed to have links to your own web sites:D
Zurg is not selling anything on his site, unless it is the humor of really awful footwear;)

I suppose that would work IF people actually paid the rack rate. Few do. Members renting for cash get a discount, I believe it is 25%. Renters via CRO get all sorts of discounts. Of couse, they do pay tax on the rental. I think it would be more accurate to analyze these numbers with discounts rather than standard rack rates.
As to if it is unreasonable? If someone is happy to pay it, then it is not unreasonable. I have not checked the DVC rental board lately, but, I would be surprised if anyone really paid that.

Screw that!! I'm with Rich (mark your calendar bud!!). Hell I'd rent them at a lower rate just to tick off the people who are looking to manage the market.
