$73.55 per point

Hello people, I felt like I was being bashed last nite, I take things personally. Thank you for suggesting I take my phone number off, I did. This does not belong on this site. Dan didn't communicate to me with all his bashing and him and jt have left my ebay sale in the air. Sorry about the site taking this abuse

Sincerely,
cindy

some on upon looking at this site sent me a e mail which states:

I would like to make you an offer. I'll take both properties, Key West and Board Walk, all 380 points for $22000 and we can take care of the paperwork today. I'm about ready to sign the contract on another one so let me know ASAP. I'll take care of the paperwork today.

I am looking to see what you all think about the price,

Sincerely,
Cindy

Cynthia, you have my sympathy, and I don't think there is any need to apologize for your anger. I don't think anyone on this board would expect anything differant w/ your stress due to your daughter's health. I hope everything works well for you and your family. I don't offer much help as far as your price question, just please don't "jump" to fast due to your circumstances

That is a little under $58 per point. When you consider the fact that you don't have to pay sales commissions, its not bad. Under those terms, I would want the buyer to pay all closing costs and current dues.

With those terms, it seems to be a good price for both the buyer and the seller. The buyer will be walking away for low $60s and you would be getting more then you would through a reseller.

"From each according to his ability, to each according to his needs", Karl Marx, pretty sick, huh?

God Bless you, I don't know what to do now, I think I will do nothing. As they say Give it to god and let go. Thank you for your kind words, and I am wishing, I have a star right outside my door that keeps me wishing and praying every night. again thank you.

Wow, you get a post that appears completely legit, react, and then see the response and things change substantially. So I too will apologize to Cindy.

If my math is correct, the price you are now being offered is just under $58 a point. As long as this buyer is legit, I would probably consider that pretty good because (a) you are avoiding broker costs, and (b) it eliminates all the stress you are having trying to sell.

I agree with those who have said that DVC should not be sold on Ebay. I also agree with jennybobenny that there was a serious misunderstanding between Dan and Cindy. I think both the buyer and seller feel as though they got screwed and the potential buyer lashed out here against the seller. I'm sorry that I jumped the gun thinking that the seller (Cindy) was wrong before hearing both sides of the story. I don't think Dan is evil here though. I think he misunderstood the transaction and what Cindy was trying to communicate to him.

Cindy, I honestly don't know what it will cost you to list your DVC with a broker, but at this point I'd say that it may be worth it if only to reduce your stress. I think that you could get more money per point that may make up the difference for what you'll pay in commission. If I ever had to sell my DVC, I'd certainly go through a broker. Just my two cents.

First, let me start off by saying that I've been using eBay pretty much since its inception, and have had only one or two minor problems.

Now, first of all, what's this nonsense about not being able to cancel an auction that's already received a bid? I've done it a couple of times - once when I discovered that an item I was selling wasn't working, and another time when I changed my mind and decided not to sell. I've also seen plenty of other auctions cancelled after bids have been received. It's not against the rules, and I don't think it's unethical (of course, to cancel an auction that's received bids you first need to cancel all the bids).

Also, eBay states clearly that bids on real estate are not legally binding contracts to buy like bids on other items they list. Here's the relevant info. Additionally, with real estate listings, there is no "final value" fee, so "shill bidding" would not have affected the seller's fees.

Now, looking at the bid history, it appears that there were 7 different bidders for OKW and 6 for BWV (although there was at least one person that bid on both, which I don't find suspicious at all). Cindy, are you saying that every single one of those bidders backed out? If that's the case then I'm truly sorry for what happened; if you haven't yet investigated all of them I think you owe it to yourself to do so.

If I were the one posting the auction, I would have done the following: make it clear that bidders should be serious. Insist that all bidders send their phone number to you when they bid so you can speak with them and confirm their intent. Call them. Cancel their bids if they don't send their phone numbers. This is not an uncommon policy for big ticket items

Cindy, As jennybobenny stated,it all sounds like a lot of miscommunication. You are very vulnerable right now, don't let this get you down. This is a good example of the old adage "there are two sides to every story". Re your question of price, after just purchasing a resale, I believe agents commissions to be between $1000- $1500 per contract- although you could probably negotiate it since you might be selling two. At $58/point, if you add $4/pt for the commision, you would have to sell at $62/pt for both through a broker. This seems a little low, but I could be off on my #'s. It wouldn't hurt to talk to Jaki @ A Timeshare Broker or The Timeshare Store and see what they think you can get. Some BW are selling for $68/pt and OKW around $65/pt which would net you a little more. You can always list it with a min. price you will accept and see what happens. Mainly, I think it would reduce your stress level considerably to not have to deal with ebay and have someone else handle your transaction. Good luck and sorry about the offense I may have caused.

HELLO ALL,
THANK YOU FOR ALL YOUR INPUT, I SENT THIS EMAIL TO DAN, MOMENTS AGO:
Dan, Somone on the WDW INFO sent me this.
I don't like what has happened between us.
I had every intention of selling to you and I truly thought I could not take this off ebay after the bidding started!!
To clear up a few misnomers
I will still honor our agreement, please contact me. If you look back on the listing JT is trying to buy old key west, after he took back his boardwalk offer and now he is offering me 22,000.00 for both properties. I think he was throwing a wrench in this whole deal so he would end up the buyer of both properties. Even though his price is more, I would like to honer our deal especially after reading the below message from another member. If your interested, let me know. Quickly, I cant take much more of this and I am going to let it go to the first person. Sorry About all the confusion, I do believe we both were in the same state of confusion. I as I told you last nite after church we had decided to sell to you at our agreed price.
With having Jts offer would you be willing to pay closing. I talked to another dvc member and he said he has a name of a broker who closed him for 200.oo or less, what do you think. I went a little balistic on the info site because of the people telling me to go to hell and to post my info on the net for me to be harassed. I also reread you mail after the fact, and realized it was them not you again I apoligize for this and I am going to posT this on there as well. Thank you in advance. What ever the out come may be.

Sincerely,
Cindy Roggin

Hello all, Dan and I Signed a Deal TODAY< thanks to Steve, who posted the Ebay info here and to Dean for telling me about this site.

On the other side of the coin, I think like many of you Mr JT, the man who got you to Post 73.55 per point is not legit. He pulled out of his 73.55 bid. Drove Dans Bid up and than came to me with an offer of 22,000 for both properties, no where near the 73.55 he got you to post. Take It Off. I believe as many of you have said, someone is trying to drive the resale price up, JT, and so far it has worked. He DID NOT BUY HE TOOK A HIKE ON HIS BID OF 13,975.00. He than offered the 22,000 for both resorts, again not 73.55. Than he came back with 11,000 for Old Key West, again NO WHERE CLOSE to the 73.55 He made seem real. Now he writes telling me I mislead him on Old Key West, Which Doesn't explain him BACKING OUT OF HIS 73.55 at BW. He than offers me 11,000 for OKW saying I mislead hime Below is the opening paragraph of my OKW sale on Ebay:
Jt Writes:

Yes that's the Key West. It's not the Board Walk ad. That's the one that I'm referring to.

I am Selling Both, I am listing them seperate my points 190. My Use year is August. I have nothing available in 2000, and 147 for 2001 use year. current dues owed on Old Key West: 613.47 190 points are available Yearly after the 2001 Use Year.

Okay where is BW misleading you:
I am selling my Disney Vacation Club DEED at BoardWalk Villas with 190 Points. My Use year is August. There are current year dues owed at 755.18 BoardWalk Villas Is a SOLD OUT RESORT. I Have nothing available for 2000 with 190 points available now. From 2001 on there are 190 points that go with deed .

I also want to have the joy that you have had w/ DVC but I have to be realistic. Your ad on Ebay was a misrepresentation of your property. The point situation that you had stated were untrue. I don't think that you did it intentionally and I haven't been trying to play a game. There were no points that went with this property yet I was expected to pay the 2000 dues for the points that you spent. Do you think that I'm stupid? I feel that the price that I'm offering is the true value based on no commision fees that you will have to pay and the fact that no points are coming with it. Anyone who sifts through the truth of your property will come to the same conclusion. I've read the board discussions too and I'd rather not offer my said like Dan did but I'll react to what you do.
My offer stands. A bird in the hand is worth two in the bush. Lets end this on a happy note and make a deal.
Jeff.

JT you offerd alot more on ebay. Explain why you would out bid people and then pull out. This I will report to EBAY and NO, 11,ooo is not acceptable, do you think I am stupid or did you think if you messed around long enough and played with this you would get somewhere. This is not good business and I will go to the boards with it,and Ebay
No pleasure hear
cindy

Here is my final offer. I will purchase your Boardwalk property (190 points) for:
Selling price: $11,000 (I repeat this is not 73.55 per point)

The rest is ok
Jeff
This is my final offer.

YOU WON THE AUCTION!
Anything else you may make comment on and I will respond. Also, Ebay says you locked in your price by your WINNING THE AUCTION and if you don't follow through I would contact them to further persue another buyer.

Well, I have looked over this thread a little bit, and this is a sad story on all sides.

I am not sure if your boardwalk sale has, or will be complete, but, if it is not, or does not, as I said in my E mail to the seller on E Bay, let me know via my E Mail at rkerby1@uswest.net

I'm not laughing at all. Please stop posting every email that I write on the board. I upped my bid to $60 per point.
Cynthia Roggin wrote:

you bid 13975.00 and you want me to accept 11,400 your laughing arn't you. Well, My father just pass, and my 6 year old daughter just had open heart surgery, and the reason I am even selling these is to help family be together and pay hospital bills. so i hope you are getting a good laugh cindy
