As we only joined DVC relatively recently with the addition of BLT I dont have much experience with non home reservations at newly released resorts. Once they begin sales at VGF, will a certain number of rooms become available to book for current DVC owners at other resorts at that same time as long as it is within the 7 month window? We have a current trip planned for fall, but from the dvcnews site it looked like projected opening might be this fall 2013, and I thought this might be a good time to try to stay there. Thanks for any info from past experience with booking at new resorts. I appreciate the help!

The number of rooms available will be contingent on how many points are dedicated for sale.

Depending on when the resort opens, home owners will be given booking priority. I believe it will be at least 2 weeks before non-owners can book.

Dean - I'm so sorry. I inadvertently hit the edit button instead of the quote button and deleted your post when I made my reply. I promise to have another cup of coffee and be more careful in the future and hope that you can recreate your remarks. Carol

There you go wielding your absolute power again. :rotfl2: Don't sweat it, really. Seriously, you might want to edit the edit since your post is now under my sign on.

I simply said that DVC declares "Units" one or a few at a time which are usually a collection of a few villas or maybe a single 3 BR villa. Once declared they are available for booking. A couple of times the bookings have opened after the 7 month window and DVC gave home resort owners a short priority time before others could reserve. Understandable but likely not legal under the rules.

Yes and I am most dangerous while I am waiting for the coffee to finish brewing, LOL.

Hmmm. Not sure how I will / can fix that. Think I will just delete that entire post. I'll leave this post so that people will know I'm the goofy one today, not you, LOL.

Thanks all! So does DVD declare units as they prepare to sell contracts or only once a certain number of contracts have sold? In the meantime are the undeclared but finished units part of the cash inventory? Thanks again.

PS. I totally agree about the coffee, I need to program my coffee maker the night before because its just too much effort to make in the morning without having a cup first!!

They declare a slug of points at one time.

I am expecting 20 to 25 2br equivalents in the first declaration.

They have to declare them for the entire year before a single point is sold. They basically do the inchworm thing by declaring, selling then declaring more. For resorts that are workable, they also build them in phases so they can use current sales to fund the next phase of construction.

They'll have to declare at least one 4 BR unit, likely more, initially due to the fixed week option. They'll have to have a unit declared enough to cover every fixed week they sell. They could do pre-sales and then declare after, they've done that at least once, but the timing's not looking that way. As for volume, I doubt they'll declare quite that much if they only open sales to current members initially as they have tended to do with recent resorts but they might. I'm sure they're quite comfortable this will sell so they may take a larger initial risk. It's not that big of a deal to declare the next phase if they do it in smaller chunks. I'm pretty sure they have a runner type that's used to dropping by the clerk's office for OC. I'd guess they'll declare a mixture of 4 BR and 2 BR early and have the next batch for declaration ready to go when needed.

I believe Disney Vacation Development might have already declared a majority of the vacation homes at VGF for the DVC inventory.

In the past, when DVD released the Master Declaration for a DVC resort it documented a handful of Units that funded the initial start-up sales for the resort. For example, BLT's initial Master Declaration documented Units 2A and 2B, which included three two-bedroom vacation homes. Subsequently, nine more declarations were made for BLT before it opened on August 4, 2009.

The VGF Master Declaration, which was recorded with the Orange County Comptroller on April 1, 2013, documents all 68 two-bedroom vacation homes on floors 1 through 4, and all 6 Grand Villas. None of the 26 two-bedroom vacation homes on floors 5 and 6 were documented.

As Dean described it, DVD normally makes incremental declarations for a resort, declaring enough to have a manageable number of points in its inventory to support sales. BLT had 17 declarations before it was fully declared, and AKV just had its 32nd declaration made last week.

That DVD would declare two-thirds of VGF right at the start is out of the ordinary. Thus, I might be wrong in thinking that 34 dedicated two-bedrooms, 34 lock-off two-bedrooms, and 6 grand villas have already been added to the DVC inventory. We'll find out soon enough once sales begin for VGF.

Thanks, you two, for making a really TIRED person LAUGH!!!! This was SO funny!

Thanks for clarifying everyone! Maybe we will find out this week if sales begin. We are taking a trip with MIL and FIL this fall and they love the GF, so I thought it might be neat if this becomes an option for us........

Carol,
I just want to state publicly that I appreciate how you "moderate" with kindness. Your comments reflect an understanding that others sometimes simply make mistakes without malicious intent, as well as a willingness to also admit that you make mistakes at times!:thumbsup2

Thank you. We mods all do our best to keep the place welcoming to all. :)

FWIW, I read elsewhere that DVC members can make reservations using non-VGF points beginning on June 23, 2013. VGF owners can start on May 23, so they get a months' head start. Don't know if online system will be available on May 23 or not. We might have to call for a while.

Interesting. I wonder how the fixed week option will sell. I also wonder if that is why DVD declared so much of the GFV at the outset.

How do you suppose fixed week buyers will be able to trade into the rest of the DVC system? Or will they be able to at all?

Oh and Carol, I got my DH a Nespresso machine for Xmas one year. Great for making a quick latte before brewing a pot of coffee! ;). Caffeine addicts unite!

Generally, a new resort has the best availability early in the sales process because most people but now in anticipation of next years trip.

They have to have enough inventory to accommodate the fixed week options. For example, if they declared one 4 BR, they could only sell one fixed options per week.

I get that they can only sell what they have declared. What I don't get is how exactly those fixed week sales will incorporate into the existing DVC points system.

I think Aluani fixed week mentioned that by 12-13 months out you could convert your fixed week to points. So at the point, that fixed room goes into normal inventory.

I think they can only sell roughly 1/3 as fixed weeks and obviously it won't be anywhere near that overall. Look at it this way. In order to sell ten 3BR fixed weeks for week 51 they must have ten 3 BR declared. I'm doubting the fixed week option will have much impact other than maybe the 3 BR units.
