55+ communtities in NJ?

Erickson communities, especially the two in NJ are VERY expensive. My husband worked for Erickson building their community at Seabrook Village in Tinton Falls. They're very nice, upscale, with tons of amenities, but I would be shocked if you could get one for around $150K at either NJ location.

They also have very high monthly fees . . . they are not fee simple home ownership. They provide an apartment and meals and activities, you "buy in" and then pay a monthly rental/fee.
 
If you want Burlington county, there are a few in Mt. Laurel and one in Vincentown/Southampton (Leisuretown)

There's a new one in Cherry Hill right near where the racetrack was but I think that is out of the price range.

A co-worker just bought one of the condos at the Cherry Hill location noted above - price was under $200k. You need to go there to find out what is leftover from previous closings that never happened. And I have an uncle living in Leisuretown. Nice community.
 
I have a friend who lives with her DH in a 55+ community in Deptford, NJ - but I can't for the life of me remember what the name of it is.. Maybe you could google that town..:confused3

Very true. DH said the monthly fees were somewhere around $2000/month!!! And that's AFTER you've paid between $200 and $400K to buy in!!

That depends on the community. If it's an assisted living facility then yes you have to pay high fees per month. IF it's more of an independent living facility or individual homes, the monthly fees are more for general maintenance of the community, like a normal condo development.

That's not how it works in an Erickson community, which is what I was strictly referring to. Their monthly fees are outrageous. BUT, when you buy into the community, the money that you pay for your unit is put into a type of escrow account and your estate is guaranteed to get that money back. That is unless you go into their assisted living facility. Then, depending on your financial situation, they can draw from those monies to cover the cost of your care.
 
I don't know how much all the different Erickson communities charge for their monthly fees, but it includes more than just a condo fee -- it includes one meal a day in a multitude of restaurants, hundreds of daily activities, inside swimming pool, bus transportation around the development and to the stores in the areas, television & telephone service, medical care, etc. So it is hard to compare with other places.

I'll echo jh123 and janets - any of the 55+ communities in MONROE are the place to be if you're 55+, want a place between $120-200K, and have family in New York, because it's literally two minutes off the Turnpike - it couldn't be easier to get to-and-from, and it's less than an hour to both NYC and the NJ Shore.

Plus, it's a retiree hotspot. There's a ton to do. Golf, activities, buses to Broadway, excellent Italian delis ... it's all there. Honestly, a couple of those communities have so many amenities that they make me wish I was 55+.

This isn't far from Hunterdon County, either. It's less than an hour from Flemington, doing the speed limit.

To see what's available, just go to www.realtor.com and search for zip code 08831 in your price range. You'll see a ton of choices. They're all good. See what architecture you like, and then come take a tour.
