Hope to get some help with questions below. Assuming you have the same UY, deed name, and home resort but 3 or more contracts.

Example: 3 - 50 point contracts

Will the points be view as a lump sum when booking on the DVC website. (150 points) Thus any given year if I bank and borrow I can have up to 450 points if I combine 3 years.

Will there be restrictions on combining all 3 contracts to book a reservation.

Will the transfer rule apply as if I had different use years.

Is there any down side to having 3 small contracts like this vs 2 considering the same use year and resort.

Three 50 pt contracts, all resort X and use year Z, will act like one 150 pt contract. So yes, you can pool them without worrying about transfers.

I have 150 September OKW points and 220 October OKW points. Transfer is required to combine. To get around that problem, I use September points for one trip and October points for the next. It’s similar to having two bank accounts. I don’t mind, but unless there is a great price on a great contract, you might as get the same UY.

ETA: Downside is one 150 point contract will often cost less than three 50 point contracts... lower price per point & only one closing.
 
We have two contracts, same resort and UY. When booking online you have to tell them how many points to use from each contract, but other than that it’s seamless. In fact, way back when we had to call MS to book I often forgot that we had two contracts because they functioned as one.

Working with Disney on getting direct points for the same use year but there is a waitlist. They are saying we may be able to grab 2 smaller contracts to get me the extra 75-100 points I’m looking to add.

So if I’m understanding things correctly these 3 small contracts will be exactly the same as having one large contact when booking online/ banking / borrowing. (Downside being closing costs) I’m sure working with m/s is easy but would like to avoid it if possible.

Yes, if those 3 contracts all match in title, resort & UY they should function as one contract in all regards when booking, banking & borrowing in the sense that you can combine points freely. When you actually go through each process online, as well as paying MFs, you will have to specify how many points from each contract or how many $ to pay on each contract (if making partial payment) but that’s very simple to do. So I wouldn’t hesitate to have multiple “matching” contracts.

Correct, it's easy. I have a few contracts like this... When buying them (direct) I had them split them into smaller contracts in the event I want to sell (or sell a portion). While there are higher closing costs, resale on smaller contracts is significantly higher on a $/point basis (and much faster to sell).
 
That’s awesome thanks. It’s great that they make it easy to combine multiple contracts. Anyone have experience / luck trying to grab a grand villa out in Aulani at 7months. Amazing resort but hard to get out there frequently enough to make it a home resort.

I believe that @bobbiwoz booked an Aulani GV at 7 months - maybe she’ll comment on her experience booking it if I tag her. Also, you can go to the DVC Resorts board and search for Aulani to find her thread re how “drop-dead gorgeous” they are!
 
I am just adding that contracts at multiple resorts with the same UY and deed all pool together at 7 months, so that may be more to think about.
