Hi folks,
We don't own a DVC yet (but we're looking in the next year through resale).

How difficult is it to get a 3 bedroom suite at your home resort? We were looking at getting married at WDW and would like to put up our family through DVC.

Thanks a lot for your help!

I own at a DVC resort (VWL) that does not have 3 bedroom units so I can't say from experience but I would think you definitely should own where you want to stay as even the resorts that have 3 bedrooms don't have many so the 11 month window will increase your odds.

Can someone explain to me... To get the 11 month window, do all the points have to come from that resort?

Shouldn't be a problem if you book as soon as the 11 month window opens. Just keep in mind that even at 11 months, sometimes of the year are more difficult to get if you don't book online as soon as the window opens at 8 am Eastern.

BWV have only 7 Grand Villas. VGF has only 6 and I believe some of those may not be available certain weeks of the year because they were purchased under the fixed week option. Those two are the only places at WDW that I think you could possibly have an issue if you booked as soon as the window opens.

If you need more specific info - what resort(s) and month(s) of the year are you considering?

Yes. The home resort priority is attached to the points, not the owner.

So for example, if you own at both BWV and SSR, only the BWV points can be used to book at BWV before the 7 month window opens.

Booking as an owner of the resort at 11 months out assures you will get a Grand Villa (the three bedroom units) at your home resort regardless of which one it is.

Also be aware that you can usually get a GV at a non-owned DVC resort at WDW at 7 months out except as follows: (a) BWV GVs are very often gone by 7 months out; (b) the OKV GV at the Hospitality House ( a booking category is usually gone before 7 months out; (c) OKW GVs in general are sometimes gone for a few or more days the second to last week of June; (d) all GVs have a risk of being gone first two weeks of Dec and Christmas week and few days around Thanksgiving; (d) the BLT GV's can be gone during times in October and Nov and couple days around July 4.

If you wait any time beyond the 7 month window to reserve, you may be limited to SSR GVs if anything.

We were looking at buying into OKW or SSR (unless there's some spectacular deal I find online for another resort). It could be early December 2016 or 2017.

If you mean the wedding and resulting stay at WDW will be early Dec 2016 or 2017, then you definitely should become an owner who can make reservations by Jan 2016 (or 2017) and reserve 11 months out at home resort because early Dec is one of those times where rerserving 11 months out for any GV is advised to assure getting it.

Getting a GV 11 months out at SSR, OKW or AKV shouldn't be difficult. BWV, BLT & VGF could be more problematic. VWL and BCV do not have GV. OKW will be the easiest and lowest points. IF DVC makes sense for you otherwise and assuming the parameters are similar when you go to actually buy, SSR should be your best value. You could still reserve a 3 BR at SSR at 11 months out and likely be able to change it to OKW for much less points at the 7 month window.

I must respectfully disagree with you. I have been a member many years, and a long time ago, worked Mbr Svcs. If your home resort is at OKW or SSR where there are a lot (relatively speaking) of GV's, I'd agree for most times of the year. But for BW, Vero & VGF, especially at busy times of the year, one would want to be calling in at first possible moment to ensure booking a GV.

OKW' GV's are a very good value points wise, with SSR following. It's a supply vs demand thing. Both these resorts are huge in comparison with all other DVC resorts, except Aulani. (And btw, I've been in their GV's, and they are incredible! Really pricey on points, but ROCK STAR!)

POINTS are equally just as important as being the owner. :teacher:
I am an owner @ VGC where there is ONLY 2 GRAND VILLAS but I only have 160 points there. This doesn't get me very far sometimes :( SO.... I also own @ BCV with 450 points and have to combine some to get the grand villa!! :teacher: We are lucky to live 20 minutes away to make last minute reservations. :thumbsup2 That may rule us out at getting specific dates but better than NEVER getting in the awesome 3 bedroom villa with the BEST PARK VIEW EVER!!! :worship:
