I believe its a good idea to keep your contracts under 100 points. Smaller contracts are much easier to sell and appear to fetch a higher point price. I think I would do the three 50-point or two 75-point contracts.
IMO it depends on what changes you might anticipate going forward. Will it be likely you'll need to change the deed at any point, if you sold part, what would you likely keep. I bought 100 pt add on at AKV and did it as 4*25 partly because I wasn't sure if I'd keep all or part of it and if I kept only part of it, whether it'd be 25 or 50 points. All else being equal, and not needing to have equal parts for legacy purposes, I'd likely do it as 75, 50 and 25 with my second choice of 100 + 50.I'm considering adding on 150 pts at AKV. I'd do 50s just because 25s make it A LOT more papers to sign...
this comes from somebody who just signed 4 sets of contract addons...
in all seriousness tho, I don't think there's a huge difference in the time in takes to sell 25 vs. 50pt contracts. They sell pretty darn quickly.
So, do you lose your incentive if you break it down into smaller contracts? I'm thinking that would make resale later faster, but not wise financially if you take a hit up front going without the incentive?
Help, I'm trying to convince DH to buy 100 BLT points.
