$207 Base for VGF2. Great incentives!

Now that direct price per point has been announced, any thoughts were resale price per point is going to go? Definitely not worth buying resale at the current listings prices. Wondering if the brokers are going to lower their list prices in the next few days?
 
No paperwork yet. I do have 4 pending transactions on my credit card from DVC Escrow Contract and 2 declined ones from same.
 

Question about title insurance. Do they try to add for all cash contracts. I don’t recall if I paid this or not when I bought my direct cash contract?
Yes. I missed it the first time through. Frustrated me after I found out you aren't required to buy it.
 
You think so? "Walking to parks" is a huge perk at like... Grand Cal. But I've never understood the appeal of walking into the rear entrance of Epcot. Walking under Spaceship Earth while that techno-retro-futuristic soundtrack bops is how I always want to enter Epcot.

I don’t know. That walk to and from BC to Epcot is pretty sweet. Same with BLT to MK. But yeah, nothing beats that walk to DCA from Grand Cal.

Suddenly there are lots of small contracts on DVC Resale Market. I've been looking for April UY and that has been few for the last few months. Now they are plentiful. Do you think people are selling their old contracts to buy VGF?
Now I have a dilemma. Do I buy VGF at 207 and sell one of my 50 pt contracts to help pay for it? The value of resale could go down with this news.
 
They are removing title insurance. Contract is to the original gfv association and makes no mention of new building

docs otherwise standard from what I signed at akl last year and I’m getting interest stake in a unit number below 15 if that means anything to anyone

My big problem with those resorts is the traffic walking the other way (IE non resort guests with super easy access to the resorts). The lobby in Grand Cal is worse than Grand Central most days, regardless of season, and a ton of that foot traffic is transient theme park and DTD guests wandering about, looking for a "quiet" bathroom, etc.. The same issue exists to a similar extent due to Monorail access. (Full disclosure, I did that too before becoming a member...LOL)

Now, don't get me wrong, I think the beautiful lobbies should be shared with everyone, but I kinda like a little tranquility when I'm done with the parks, or trying to enjoy my morning coffee and breakfast. That's why I prefer WL. Sorta close, but not so easily accessed as to be open to the hoi polloi.

its possible, although anything sold now will not close until well after the current promotions expire, so there will be some cash timing difference. I unloaded some AKV points in anticipation around new years and only got paid last week (and my process/closing was on the fast side!)
 
Right. Can't combine incentives across resorts
That's what i figured, would have been a nice loop hole to get both resorts at a cheap rate
You can, but only if the incentives are exactly the same. (Or at least, they let me in 2020 when I bought my CCV FWs. That's why I ended up picking up some small RIV contracts, as I was able to combine them for higher point incentives. But their incentive discounts were exactly the same.)

An interesting idea. I did debate selling my two resale contracts and basically "convert" them all to direct points at either BLT or VGF2. The incentives at 300 VGF2 points is really good... and a lot of people who bought resale even 2-3 years ago have seen their contract prices rise.

Could be because people are buying into VGF2. Or it could be the economic doom and gloom I keep seeing on the news - inflation! war! covid in deer!
 
New info for those interested. NO 2021 points…@donmcgregor called if.

All UYs start with 2022 points. No resale restrictions.

I went with a new UY because of it.
If the resort opens this summer, and your UY is after the summer, can they legally do that (at least without compensating you)?

Yeah, I've sold before. So not anticipating quick money. I'd rather have VGF than one of my resorts, I just don't know if I need more points. I think a 48 hour time out will get me over my initial shock at the new price. :crazy2:
