2042 Direct Prices

Same, I would love to add on some BWV, but you just can't do it in good conscience.
If it brings you 17 years of enjoyment and memories why wouldn’t you?
 
They’re still selling points at these prices so I don’t think its off the table.

Also if inflation goes nuts, everything will increase in price.

So my answer I suppose is maybe.
 
I just bought a tiny 32 point resale at BWV and might buy additional ones there if I can find them. It is still one of my favorite resorts. BCV is nice, but really small. DVC could fix that by converting some Yacht Club rooms to DVC but, I don't think they will.

I’d love more BWV points and to make them direct. Can’t do it that price though. Resale is half the $240 price, and still not cheap. But direct? $15pp/py upfront today, plus dues. Ouch.
I agree, but I can only add small amounts (under 50) at a time. It's very hard to get a small contract with the right UY at the right time. I just added 30 points direct for a 2026 trip I'm planning. I could've got another resort cheaper, but getting a 2 bed BWV at 7 mths for fall? Not so much. It makes no financial sense, and it hurt at the time, but I'm so happy to have those few extra points.
 
Thanks for sharing Brian. The article got me to thinking about the timing of what's on sale. Did a quick look through some websites to come up with this timeline. Feel free to comment and correct as I've likely made a mistake or two quickly putting this together! Wanted to get a feel for what was on sale, when, and how that might have factored into the numbers.

Some observations:
  • Annual point totals tend to be around 2 million plus or minus.
  • Cash flow from those points is a lot higher today at ~$230/point direct than in 2011 at $120-$140/point.
  • Covid years account for lowest totals in 2020 and 2021
  • Thinking that in 2011 having Animal Kingdom, Bay Lake, Grand Californian, and Aulani was a good product mix (WDW, DL, Hawaii)

I’ve wondered if Direct’s sold out pricing mostly intends this type of scenario, for owners padding up a resort already owned. Even though the current purchase may be expensive per point, chances are when combined that average price per point still works for the value of rooms they book. Like if somebody already owned 160pts at $8pp/py average and added 40pts direct today at $15pp/py average, the 200pts together still stay under $10pp/py avg. And that slight increase in $pp potentially offset by something like ability to book the economical 2BRs. It can still make sense.

Keeping the price high helps retain convenience inventory for those existing owners who need to pad their points, while not competing with the active resorts either.

I’d like to bump up our BWV points by 30-50 points. For the prices resale is asking on these small contracts, the gap to direct gets smaller. We may just end up going direct ourselves. A little painful but it’s also nice to get points so quickly AND unrestricted lol. Another big advantage is not getting a stripped contract, which these small BWV almost always are. Direct’s probably going to have 2 more years of points. And you’re so right about the UY! That right there makes direct a sane choice because how much time and effort is needed to find a decent small matching resale. No joke could take over a year 🤣 For small contracts direct starts looking much more attractive.
 
We own 2042 direct and 2042 resale all bought in 2021.

Direct then was 135 for HHI.
Resale then was around 80 for HHI small contracts.

With less than 17 years left on 2042 contracts, we are looking at our options with our last small resale contract. (keeping direct)

BLT sales started in 2008. I think was September 2008. Deeds started showing up on the comptroller website October 30, 2008. (Palm tree dates showed some in September of that year).
Sales weren't brisk until spring 2009 when they started with the heavy discounts.

Back in that era, they started sales significantly sooner than opening.
