People can share thoughts, feelings and frustrations.

It came up at the BWV meeting and DVC Fan has an article sharing info about it…see above!

In my personal conversations with them, same info that we already know…case by case, volume and patterns that seem to shift it from personal use to a commercial use all play a role.
Serious question: Have we heard of ANY enforcement by DVC?
 
Interesting to see that 20% of DVC utilizations are rentals by DVC. I didn’t think it would be so high.
Makes me think two things. One, what if the vast majority of reservation walking is actually done by DVC themselves and, in the absence of their walking, we regular owners wouldn’t even notice it. And, two, if that is the case, reservation walking seems like it is here to stay. I suppose they could put a fee on lead reservation name changes, but that alone would not change the need to walk certain reservations.
 
Question. When the applicable DVC entity uses their points to book rooms, are they able to “rent” out that reservation on the cash side by breaking up the reservation? So, if they book 7 nights with their points in a given room at a given resort, do they have to “rent” that out for the full 7 nights or could they break that up anyway they want? I presume it’s the latter and that they have as much flexibility as they want after they use their points to book available inventory.

Adding context to how I had my conversations after. We had to introduce ourselves to ask questions.

Given my extensive conversations with DVC management over the years and that they know I am me from DiS, and yes they read them, they introduced themselves to me.

The enforcement has happened but their guess is that owners caught up in that aren’t sharing in the public space.

But, again, as I shared, they look at owner’s actions as a whole and make decisions based on that with always the intent that those decisions are carefully considered for impact.

They must use the same booking window as us, but I do believe that they can break it up since they are taking it as an exchange and thus, rent to cover the cost of the exchange.

I am surprised it’s that high, but I think it shows how places like the DIS really represent a very small % of owners in what and how they use the membership.

Also. MMB introduced the ability to use points for AP…which means more cash rentals by DVC…which gives owners who might otherwise rent on their own an opportunity to exchange.

I will not be surprised to see this number rise in future years.

Yes a little bit wrong I think. My understanding is that where points are exchanged for things like APs, cruises, Interval, DVC can use those right at the 11 month mark. So they ‘compete’ with the rest of members for rooms on a FCFS basis. We now know that the points DVC uses this way account for 20% of all DVC usage.

Did they give you any clue as to what that enforcement looked like?

Rooms left at 60 days or less can be reserved for cash with income going to dues under breakage. This is different than the rooms they have because of unsold points or exchanges.
