2022 Annual Dues

Of course we then won't know the actual for 2022 until the property tax is calculated and any over payments or under payments are designated. I haven't looked to see if the significant part of the increase in the budget proposal is in Operating, Capital reserves or Taxes?

At BWV, the 2022 property tax amount in the budget is projected at less than the 2021 budget, $1.54 per point (2022) v. $1.58 (2021). Capital reserves are going up $.03 per point -- $1.23 to 1.26. Operations are increasing $.29 from $5.20 to $5.49. A few things are going down a little -- Maintenance, income taxes, and Member Activities -- while most things involving union labor are going up, with Housekeeping leading at a $.29 per point increase, and much of those types of increases are likely the result of the existing union contract which had another annual increase starting October 2021.

As to whether we will see some credits from 2021 dues, it is an unknown and will not be known until the annual dues bills come out in late December, but there are possibilities, e.g., there might be credits due to the current, significant labor shortage at WDW (and elsewhere) with the result that less than budgeted is being spent on labor costs
 
So I know we all get hung up on the dues increases. I even did a whole projection thing when I bought my DVC...but I just compared year to year. On just shy of 500 points my annual dues went up a total of $82.94. A 2.3% increase when resort rack rates are up about 3.5% with the YTD inflation rate at 5.4% it just doesn't seem all that bad.

Is it just me? Or has Disney brainwashed me?

Jokes aside, I was figuring a bigger increase all around DVC compared to what is currently being shown, pleasantly surprised right now.

OKW and VGC are the only ouch that stings really.

If Grand Cal Hotel rack rates keep going up as they have, I suppose the sting is a little less painful. Is CA going to pass some $20 minimum wage we're not aware of? The VGC portion of the resort is so small. I just can't see why the cost is going up so much in just one year, especially when the entire resort was closed for almost the first half of the year.

Unlike most timeshare systems, dues matter more than purchase value in the total timeshare math over the contract. Sure, as long as we are in the historical average overall the math holds. Then you see OKW out of line with the rest, with a 6.7% jump for 2021, 5.3% 2022, it can flip the math.

But yes, I think this is overall good news for owners. Nothing at WDW that I think is out of line for this year. Hooray!

No, you are totally correct. I used to complain about dues, but then a DVC salesperson explained how they are good and he gave me this:

I realized then that my way of thinking was totally backwards, the more dues we pay, the better our experience. I now understand that if our dues are going up 3, 4, 5%, or even more....then our resort enjoyment goes up by that amount also. That's the right way to understand it.

They can't secretly subsidize the dues. Ultimately, the entire budget is published, and easy enough to compare to the other resorts.

Under your theory, a resort like CCV should have seen a huge spike in dues when they stopped subsidizing... yet, it has continued to have very slow increases compared to the more establish resorts.

Nothing particularly secret about it. When an entity has an agreement to cover expenses if there is a shortfall it's very easy to do and if asked to just explain that had made a mistake in estimating expenses at a new resort. It also wasn't exactly unknown to many that DVC did this.
Regarding CCV, as I've mentioned a couple of times, the practice had not been used that I had read about since the state of HI noticed it and shut down sales at Aulani.

As an FYI example I looked back at posts here from long ago and in 2009 BLT dues had a subsidy from DVC of 1.3%. It was only typical for DVC to do that in the initial year or two and it allowed them to promote the low dues in sales.
 
What on earth OKW??? Last year got slammed, this year got slammed. Meanwhile BC over here at 1%.

These are overall better than I expected.
The sky was falling at OKW when we moved in to a 2 BR Lock Off on 10/26 and the bathroom above us was leaking water with a major leak from the light fixture over the sink near the jet tub. Upstairs was evacuated as were we (the next day)...that's an expensive rehab on two large units. We are being compensated two future nights at BLT in a Lake View 2 BR ($3800) and someone is paying for that. I think there is lots of delayed maintenance - major stuff at OKW. :eek:

Was it OKW that had the lawsuit and the out of compliance stuff or was that SSR?

It just had a full refurb a handful of years ago. Shouldn't be any major delayed maintenance, just stuff that happens.
