2016 Annual Dues Notices Released

Some of the 2016 Annual Dues and Budget Notices are available on the Member website. I have downloaded the Notices for two of my three home resorts, but I can't find a Notice for Aulani. DVCNews has an article about the 2016 dues but its missing the dues amounts for Aulani, VGF and PVB.

Does anyone have Aulani's Notice, or VGF or PVB?

And congratulations to the VB owners: Only a 0.31% increase in dues for 2016!

EDITED to ADD: These are only the PROPOSED annual dues amounts. Nothing will be finalized until the DVC Board of Directors meets on December 10, 2015, and approves the budgets for each resort.

Thanks for the heads up. Looks like BLT is up 4.6%, but SSR is up 5.6%.

I wonder what the corresponding average increase in the cash price for rooms over this same time period (per DVC Mike's chart above) was for the DVC resorts. The data would not be perfect, obviously (the % increase could be different for different room sizes, discounts frequently offered to rack rates, etc…), but it would be interesting to map % increases in dues to % increases to the ‘street price’…..does anyone know if there is a correlation?

The two main drivers of BLT increase seem to be housekeeping and ad valorem taxes.

Looking forward to the day that stop building in the MK area and focus on the Epcot and DHS area because it might slow down the tax increases.

I wonder how much is property taxes? With resale prices jumping, I would think the entire resort winds up with a larger tax assessment.
 
Someone who owns at SSR will need to compare the new budget with the one for 2015. They break it down to various categories.

So with SSR, where we own, 17% increase in housekeeping... So I guess SSR was dirty before and hopefully now it won't be. :) lol

I imagine anything built on top of the water is going to be expensive to maintain.
 
Ad Valorem taxes is the biggest cost at the monorail resorts. The cost of maintenance at PVB will be high with only 30 bungalows plus three longhouses for a total of 380 units, plus all that Boardwalk area is a lot to be maintained by mainly DVC villas, since most of it is in front of DVC, also the Poly has high garden expenses combined with all that natural gas usage for the torches.

When you compare it to BWV, there are more rooms, max of 532 (studios, 1BRs, 2BRs and GVs) involved to cover the cost whereas at the Poly there is only 380 (20 bungalows and 360 studios). The taxes of BWV will be lower as it has a lower assessment which could always change, but the resort is aging so it might not. BWV does pay towards the Friendship boats transportation cost would be factor, but PVB has ferries to counter that figure.

I really think it's the maintenance and taxes that make the difference combined with the fact that it is a smaller resort based on occupancy.

So are you saying that BWV DVC is responsible for the actual boardwalk that's in front of the BWV?
